QUITCLAIM DEED
THIS INDENTURE, made this 15th day of May, 1997, between CAROLINE
ALLEN TALBOT, residing at 23 Plymouth Road, West Hartford, Connecticut, party of
the first part, and THE TALBOT FAMILY LIMITED PARTNERSHIP, c/o
Caroline A. Talbot, residing at 23 Plymouth Road, West Hartford, Connecticut, party of
the second part,
WITNESSETH, that the party of the first part, in consideration of TWO HUNDRED
SEVENTY-FIVE THOUSAND DOLLARS ($275,000.00) paid by the party of the
second part, does hereby remise, release and quitclaim unto the party of the second part,
the successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Fishers Island in the town of Southold,
County of Suffolk, State of New York, more particularly bounded and described as
follows:
BEGINNING at a point which lies in the intersection of the northerly side of Fox
Avenue with the westerly side of Equestrian Avenue and which point lies 3160.38 feet
north of a point which lies 2296.94 feet west of the U.S. Coast & Geodetic Survey
Triangulation Station "PROS" and running thence along the northerly side of Fox
Avenue south 87° 07' 30" west 121.58 feet and running thence north 2° 27' 40" west
137.09 feet to the southerly side of a private road, and running thence along the
southerly side of said private road the following courses and distances: north 740 50'
30" east 84.40 feet and north 84° 58' 30" east 58.16 feet to the westerly side of
Equestrian Avenue and running thence along the westerly side of Equestrian Avenue,
south 4° 24' 30" west 158.55 feet to the point or place of beginning.
SUBJECT TO the rights of other properties to the west and north of the hereinabove
described premises to use the existing sanitary sewer cesspools and drainage field upon
the described premises and to the right of the owners of said properties to enter upon the
hereinabove described premises to repair, replace and maintain the same.
TOGETHER with an easement for sanitary sewer, cesspools and drainage field over the
premises to the south and west and the right to enter upon said premises for the purpose
of maintaining, repairing and replacing such sanitary sewer, cesspools and drainage
field.
TOGETHER with a right of way in common with others over the existing private roads
situated in the premises hereinafter described:
A certain tract or parcel of land containing the Mansion House group of 24 buildings
known as "Cottages #1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11 and 12, A, B, C, D, E and F, and
Bungalows #1, 2, 3, 4, 5, and the Diet Kitchen" located at Fishers Island, Town of
Southold, County of Suffolk, State of New York, bounded and described as follows:
BEGINNING at a stone monument at the intersection of the northerly line of Fox
Avenue and the westerly line of Equestrian Avenue, said monument being 3160.38 feet
north of a point which is 2296.94 feet west of another monument marking the U.S.
Coast & Geodetic Survey Triangulation Station "PROS"; thence running south 87
degrees 07 minutes 30 seconds west 232.01 `.:et to a merestone; thence north 84 degrees
53 minutes 40 seconds west 145.36 feet to a merestone; thence north 60 degrees 10
minutes 10 seconds west 102.58 feet to a merestone; thence north 44 degrees 05 minutes
20 seconds west 109.04 feet to a merestone; thence north 37 degrees 35 minutes 40
seconds west 432.84 feet to a merestone; thence north 22 degrees 22 minutes 20 seconds
west 36.39 feet to a merestone; thence north 8 degrees 57 minutes 50 seconds west
214.55 feet to a merestone; thence north 12 degrees 05 minutes 50 seconds east 55.94

feet to a brass plug set in a rock, these last eight lines abutting southerly, southwesterly
and westerly on Fox Avenue; thence running south 80 degrees 30 minutes 40 seconds
east 262.48 feet to a merestone on the northwesterly line of Sappho Road, this last line
abutting northeasterly on land now or formerly of Eleanor M. Ferguson; thence
continuing south 80 degrees 30 minutes 40 seconds east 50.86 feet; thence running north
20 degrees 05 minutes 30 seconds east 34.04 feet to a merestone; thence north 73
degrees 25 minutes 30 seconds east 104.89 feet, these last three lines abutting
northeasterly and northwesterly on Sappho Road; thence rurming south 14 degrees 35
minutes east 186.94 feet; thence south 28 degrees 39 minutes 30 seconds east 105.31
feet; thence south 55 degrees 28 minutes 30 seconds east 108.91 feet; thence south 73
degrees 48 minutes 30 seconds east 97.20 feet; thence south 76 degrees 28 minutes 30
seconds east 70.08 feet; thence south 70 degrees 39 minutes 24 seconds east 123.60 feet;
thence south 9 degrees 39 minutes 0 seconds west 190.02 feet to a brass plug in the
sidewalk on the westerly line of Equestrian Avenue, these last seven lines abutting
northeasterly and easterly on remaining land of the Fishers Island Farms, Inc.; thence
running south 4 degrees 24 minutes 30 seconds west 179.30 feet to the point of
beginning, this last line abutting easterly on Equestrian Avenue.
BEING AND INTENDED TO BE the same premises conveyed by deed from Hay
Harbor Realty, Inc. dated the 1st day of March, 1950 and recorded at the Suffolk
County Clerk's office at Liber 3060, ep 479 on the 31st day of March, 1950.
ALSO BEING AND INTENDED TO BE the same premises conveyed to the party of the
first part by deed from Oswald B. Lord dated October 17, 1974 and recorded at the
Suffolk County Clerk's office at Liber 7738, Page 594 on the 25th day of October,
1974.
TOGETHER with all right, title and interest, if any, of the party of the first part in and
to any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the successors and assigns of the party of the second
part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby
covenants that the party of the first part will receive the consideration of this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the
day and year first above written.
