WITNESSETH, that the party of the first part, in consideration of no ($00.00)

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

BEGINNING at a mere stone on the northwesterly side of Equestrian Avenue, which
mere stone is North 1,892.54 feet and West 3,077.47 feet from the United States
Coast and Geodetic Survey Triangulation Station PROS; thence running along the
said northwesterly side of Equestrian Avenue South 43 degrees 47 minutes 30
seconds West a distance of 165 feet to a mere stone; thence continuing along the said
northwesterly side of Equestrian Avenue South 42 degrees 20 minutes 40 seconds
West a distance of 10.07 feet to a mere stone; thence running along the line of lands
now or formerly of Walter B. Allen North 27 degrees 52 minutes 20 seconds West
a distance of 117.4 feet to a mere stone on the shore of Little Hay Harbor; thence
running along the shore of Little Hay Harbor to a mere stone which is distant 95.15
feet from the mere stone last above mentioned, measured along a straight line,
running North 39 degrees 47 minutes 40 seconds East from the said last mentioned
mere stone;thence running along the line of lands now or formerly of Fishers Island
Fames South 66 degrees 20 minutes 20 seconds East a distance of 124.68 feet to the
point or place of beginning.
TOGETHER,with all the right, title and interest of the parties of the first part in and
to the land lying in Equestrian Avenue in front of or adjoining the said premises, to
the center line thereof.
SUBJECT TO a right of way, if any, in favor of premises described as Lot 21 on a
certain map entitled "Map of Highland Park, Fishers Island, Suf )lk County, New
York 1885'and filed in the office of the Clerk of Suffolk County, New York as Map
No. 163, 10.00 feet wide from the northwesterly side of Equestrian Avenue to Little
Hay Harbor over that portion of the premises above'described which portion has a
