Figall dated August 1 , 1979 and recorded at the Suffolk County
Clerk' s Office on August 15 , 1979 in Liber 8677 of conveyances
at page 78 .

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants thatthe party of
the first part will receive the consideration for this conveyance and will hold the right to receivesuch consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of[ the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

RIDER TO DEED BETWEEN
SERGE J. DOYEN, JR. , SELLER, TO
CHRISTOPHER I. EDWARDS AND TRUDI A. EDWARDS, PURCHASERS
The party of the first part reserves for himself, his heirs,
X/#pjx/f a right of first refusal in the event
that the party of the second part, their hears, successors or
assigns, shall receive a bona fide offer to purchase the premises
conveyed hereunder from a third party which offer the party of
the second part intends to accept. The parity of the second part
shall give written notice to the party of the first part via
Federal Express or other overnight carrier, which notice shall
include a copy of the Contract of Sale with the third party. The
party of the first part shall have fifteen (15) days thereafter
to exercise his right of first refusal . In the event that the
party of the first part does not exert ase is right to purchase,
/ then the party of the second part shall right to accept the
coffer upon the same terms and conditions as set forth in the
Contract of Sale. However, any change in the purchase price or
in any other of the material terms and conditions set forth in
the Contract of Sale shall require additional notice thereof to
the party of the first part and the party of the first part shall
have an additional period of 15 days, as aforesaid, within which
to exercise his right of first refusal subject to the new terms
and conditions . The procedure set forth herein shall apply to
each and every such offer received by the party of the second
part, their heirs, successors and assigns .
