WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and
beinginihe• at Fishers Island, Town of Southold, County of Suffolk and State of
New York, being more particularly bounded and described as set forth on Schedule A
hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
and David R. McKown by deed, dated November 26, 1979 and recorded in the Office
of the Suffolk County Clerk on December 19, 1979 in Liber 8748 page 349, the said
David R. McKown having conveyed his interest in such premises to the party of the
first part by deed, dated March 14 , 1997 and recorded in the Office of the Suffolk
County Clerk on April 18, 1997 in Liber 11826 page 154 .

TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof, TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Fishers Island, Town of Southold, County of Suffolk
and State of New York, being more particularly bounded and described Ps follows:
BEGINNING at a stone monument set on the Easterly side of a road forty feet wide, said
monument being 190.76 feet South of a point which is 1316.87 feet West of another
monument marking the U.S. Coast and Geodetic Survey Triangulation Station "East End
2" (which said "East End 2" monument is located on the summit of the highest hill East of
East Harbor on Fishers Island, N.Y. and lies South 54 minutes West of Latimer Reef Light
in Fishers Island Sound); and
RUNNING THENCE North 89 degrees 12 minutes East, 113.94 feet to a stake;
THENCE South 52 degrees 12 minutes 10 seconds East, 101.54 feet to a stake,
THENCE South 12 degrees 52 minutes 40 seconds East, 78.87 feet to a monument set
on the Northerly side of another road forty feet wide;
THENCE Southwestward ly, along the Northerly side of said road (and following the arc of
a curve to the left whose radius is 339.92 feet and the direction of whose radius at that
point is South 24 degrees 55 minutes 30 seconds East), 101.98 feet to a stake;
THENCE still along the Northerly side of said road, South 47 degrees 53 minutes 10
seconds West, 36.51 feet to a stake marking a point of curve to the right whose radius is
209.80 feet and the direction of whose radius at that point is North 42 degrees 6 minutes
50 seconds West;
THENCE Southwestwardly, still along the Northerly side of said road (and following the arc
of said curve), 91.63 feet to a stake;
THENCE still along the Northerly side of said road, South 72 degrees 54 minutes West,
28.30 feet to a stake marking a point of curve to the right whose radius is 14,62 feet and
the direction of whose radius at that point is North 17 degrees 5 minutes 20 seconds West;
THENCE Westwardly, still along the Northerly side of said road (and following the arc of
said curve), 27.94 feet to a stake set at the intersection of said road with the Easterly side
of the road first above mentioned;
THENCE along the Easterly side of said road North 2 degrees 25 minutes 10 seconds
East, 151 feet to a stake marking a point of curve to the right whose radius is 406.08 feet
and the direction of whose radius at that point is South 87 degrees 34 minutes 50 seconds
East;
THENCE Northwardly, still along the Easterly side of said road (and following the arc of
