H. Guest, His Wife, prepared by Chandler, Palmer&King, Norwich Connecticut, December 4, 1989, which
Map was filed in the Office of the Suffolk County Clerk on July 24, 1995 as Map No. 9717, said Lot 2 being
more particularly bounded and described as set forth on Schedule A hereto.
SUBJECT TO Declaration, dated December 7, 1994, and recorded in the Office of the Suffolk County Clerk
on December 21, 1994 in Liber 11707 page 471.

deed, dated January 24, 1968 and recorded in the Office of the Suffolk County Clerk on January 29, 1968
in Liber 6295 page 545.
TOGETHER With all right,title and interest, if any,of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the fust part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the fust part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the fust part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.

A certain tract or parcel of land located at Fishers Island, Town of Southold, County of
Suffolk, and State of New York, being bounded and described as follows:
BEGINNING at a point on the westerly line of Crescent Avenue, said point being located
6240.25 feet North of a point which is 3596.71 feet West of a monument marking the United
States Coast and Geodetic Survey Triangulation Station "PROS"; and
RUNNING THENCE South 14 degrees 18 minutes 00 seconds West, 263.46 feet along said
Avenue line to a point;
THENCE North 75 degrees 04 minutes 02 seconds West, 25.04 feet to a point;
THENCE South 14 degrees 18 minutes 00 seconds West, 31.69 feet to a point;
THENCE South 15 degrees 39 minutes 55 seconds East, 142.56 feet to a point;
THENCE North 84 degrees 59 minutes 33 seconds West, 350.00 feet to the high water line
of Fishers Island Sound;
THENCE northwesterly and northeasterly about 8 t 0 feet along said high water line to a
point;
THENCE South 18 degrees 35 minutes 17 seconds East, about 240 feet to a point;
THENCE South 75 degrees 41 minutes 56 seconds East, 360.00 feet to the said westerly line
of Crescent Avenue and the point of BEGINNING.
Containing 5.7 acres, more or less.
TOGETHER WITH a right of way for all purposes over the existing driveway which crosses
Lot 1 on Map No. 9717 filed July 24, 1995.
TOGETHER WITH a right of way across land of James V. Righter, said right of way being
triangular in shape and described as follows:
BEGINNING at a monument at the intersection of the westerly line of Crescent Avenue with
the southwesterly line of said Crescent Avenue, said monument being located 5960.73 feet
North of a point which is 3667.96 feet West of the United States Coast and Geodetic Survey
Triangulation Station "PROS"; and
RUNNING THENCE South 15 degrees 39 minutes 54 seconds East, 50.13 feet to a point;
THENCE North 78 degrees 26 minutes 00 seconds East, 60.56 feet to a point on the said
southwesterly line of Crescent Avenue;
THENCE North 63 degrees 29 minutes 56 seconds West, 81.47 feet along said Avenue line
to the monument at the point of BEGINNING.
