THIS INDENTURE, made the 25m day of May, Two Thousand Eleven

party of the first part, and
EUGENE JESSE MOTT and PATRICIA ANN MOTT, husband and wife, residing at 78 Middle
Island Boulevard, Middle Island, New York 11953,
putty of the second part,
WITNESSETH, that the party of the first pan, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second pan, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Cutchogue, in the Town of Southold, County of Suffolk and
State of New York, being more particularly bounded and described as follows:
BEGINNING at a poim on the northwesterly side of the Main Road at the southwesterly comer
of the premises, being the southeasterly comer of land now or formerly of the New York
Telephone Co., said point or place of beginning being distant 182.50 feet southwesterly as
measured along the northwesterly side of Main Road from the comer formed by the intersection
of the northwesterly side of Main Road with the southwesterly side of Cox's Lane;
RUNNING THENCE from said poim or place of beginning, North 53 degrees 13 minutes 50
seconds West, along said land, 165.82 feet to land now or formerly of Imbfiano;
RUNNING THENCE North 37 degrees 58 minutes 20 seconds East along said land, 80.00 feet to
land now or formerly of Mort;
RUNNING THENCE South 53 degrees 13 minutes 50 seconds East along said land, 165.86 feet
to the northwesterly side of Main Road; and
THENCE South 38 degrees 00 minutes 00 seconds We~t, 80.00 feet along the northwesterly side
of Main Road to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Marion R. King, dated July 22, 2003, and recorded October.2, 2003, in the Office of
the Suffolk County Clerk in Liber 12275, Page 460.
TOGETHER with ali right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises l~erein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consJ, deration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

first above written.
