Pendleton; thence, South 8°-38 ' -20" East about forty-eight (48) feet abutting Easterly on Pendleton land; thence, South 420-45 ' -30" West one hundred, eight-seven and 73/100 (187. 73) feet to the point of beginning abutting Southeasterly on land of the Grantees. The premises are sold subject to a ten (10) foot right-of-way in favor of the Grantees extending from the Grantees present land to the Cove as described in a previous deed. These premises are sold with the distinct understanding that the grantees, their heirs or assigns , will not erect, or allow to be erected, on said premises any building or structure more than twenty-five (25) feet in height. The easterly line of this right of way is the second line in the above description, produced northerly , and the westerly line of said right of way is ten (10) feet westerly from and parallel to the easterly line. Together with the appurtenances and all the estate and rights of the Party of the First Part in and to said premises. Subject, however, to the right of the Party of the First Part to use maintain, repair, and replace the pole line now existing across the above described premises. S. Coast and Geodetic Survey Triangulation Station "PROS" and thence running South 62026 ' West 50 .0 Z� feet, abutting Southeasterly on land of the United States of American known as Fort Wright; thence North 31018 ' West 50. 0 feet; thence North 62026 ' East 50. 0 feet to the Southwesterly line of said right of way, these two courses abutting Southwester. and Northwesterly on remaining land of Lila W. Wilmerding; thence along said right of way line South 31018 ' East 50. 0 feet to the point of beginning. Together with the appurtenances and all the estate and rights of the party of the first part in and to said premises. To have and to hold the premises herein granted unto the party of the second part, his heirs, executors, administrators and assigns forever, SUBJECT, however, to the following restrictive covenants. The premises herein conveyed are bounded on the southwest and the northwest by other lands (hereinafter called the "adjoining lands")presently owned by Lila W. Wilmerding and occupied by Lila W. Wilmerding and members of her family for residential purposes. Said premises are conveyed to A. John Gada for the sole and express purpose of erecting thereon a private garage. The Grantee (A.
