Deed Dated: April 19 , 1996 A certain tract or parcel of land located at Fishers Island in the Town of Southold, County of Suffolk, State of New York, being bounded and described as follows: BEGINNING at an iron pipe which is located 2906.25 feet North of a point which is 2677. 60 feet East of a monument marking the United States Coast and Geodetic Survey Triangulation Station "NIN" , and RUNNING THENCE South 23 degrees 14 minutes 22 seconds East, 729 . 36 feet to an iron pipe; THENCE South 11 degrees 02 minutes 00 seconds East, about 440 feet to the shore of Beach Pond; THENCE following the meanders of said shore line in a southwesterly direction, about 900 feet to a point and land about to be conveyed to the party of the second part by Robert J.
