WITNESSETH,that the party of the first part, to whom letters
testamentary were issued by the Surrogate's Court, Westchester County, New York
on June 20 , 1996 and by virtue of the power and authority given in and by said last will
and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of Nine
Hundred Eighty-Six Thousand ($986,000.00) and no/100
dollars,
paid by the party of the second part, does hereby grant and
release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,

BEING THE SAME PREMISES AS WERE CONVEYED TO Rodman K. Tilt by deed dated
October 4, 1967 from Rodman K. Tilt and Jean P. Tilt, his wife, which said
deed was recorded in Liber 6236 at page 381 in the Office of the Suffolk
County Clerk on October 11, 1967.

TOGETHER with all right, title and interest, if any, of the party of the first part iaV"fi
roads abutting the above described premises to the center lines thereof; TOGETHFR,4v 1,twhitZ
and also all the estate which the said decedent had at the time of decedent's death in SiNrsthe estate therein, which the party of the first part has or has power to convey or dispose tridivid-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

j ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Fishers Island in the Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the Northeasterly line of Central Avenue, said point

being 5545.46 feet North of a point which is 209.82 feet West of a monument marking the
U.S. Coast & Geodetic Survey Triangulation Station "PROS" and running then North 3° 22'
30" east 46.8 feet to the shore of West Harbor, thence running South 88° 39' 03" East 199.19
feet abutting Northerly on West Harbor; thence running South 16° 2" 40" West 178.35 feet to
the Northeasterly line of Central Avenue; thence running North 73° 57' 20" West 67.98 feet
and North 38° 16' 30" West 140.86 feet to the point of beginning, these last two lines abutting
on Central Avenue. Containing 0.58 acres more or less.
TOGETHER with all right, title and interest of the party of the first part of, in
and to any land lying in the bed of any street, road or avenue, opened or proposed, adjoining
the aforesaid premises to the center line thereof.
TOGETHER with an undivided one-quarter interest in the Munnatawket Beach,
Cs_o�called, located at Fishers Island aforesaid and bounded and described as follows:

80.32 feet, these last two lines abutting Northeasterly on West Harbor; thence running South
3° 22' 30" West 46.8 feet to the point of beginning. Containing 0.16 acres, more or less.
SUBJECT to the right of Fishers Island Farms, Inc. and/or its affiliated or
subsidiary companies or successors to maintain water mains, cesspools, sewer lines, electric
light and telephone wires, poles and accessories, to enter upon said premises for the purpose
of repairing and renewing the same, and to do whatever may be necessary on said premises in
