WITH FULL COVENANTS AGAINST GRANTOR'S ACTS

EDMUND BORGO, presently residing at 25 Garfield Avenue, Farmingdale. New York
party of the first part, and
JACQUELINE SCOVER and GERARD BORGO, as Trustees of the EDMUND BOROO
IRREVOCABLE TRUST, presently residing at 198 Pidgeon Hill Road, South
Huntington, New'York and 112 Deer Lake Drive, North Babylon, New York,
respectively,
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon
md, situate, lying and being in the Town of Southold, County of Suffolk and State of
New York, known and designated as and by lot numbered 29 on a certain map entltlcd, "Map
Number Two of Peconic Shores, P~oni¢, L.I., N.Y. filed in the Suffolk County Clerk's
Office September 15, 1930 as Map Number 654.
SAID premises being known as and by street number 355 Second Avenue, Southold, New
York..
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed dated October 27, 1998 and retarded in thc office of the Clerk of the County of
Suffolk on November 10, 1998 in Liber 11927, Page 907.
TOGETHER with all fight, title and interest, if any, of the party of the first par~ in and to any
streets and road abutting the above described premises to the cemer lines thereof;
TOGETHER with the appurtenances and all the estate and fights of the party oftbe fa'st part
in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the patty of the first part has not done or
suffered anything whereby thc said premises have been encumbered in any way whatever,
except as aforesaid,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold
the right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvement and will apply the same for any other purposes. The
word "party" shall be construed as if it read "parties" a;henever the sense ofthi.~ indenture'
so requires.
