situate, lying and being at Greenport, in the Town of Southotd, County of Suffolk and State of New
York, being known and designated as Lot 45 on "Map of Mooresland' filed in the County Clerk's Office on
Dccem~r 222. 1994 as filed No. 257, being known as Pheasant Run Estates Condominium II, known and
designated as Condominium Unit 45.
East unit is together with undivided 5% interest in the Common Elements.
TOGETHER WITH the benefits, rights, privileges, easements and subject to the burdens, covenants,
restrictions, By-Laws, and easements as set forth in the Declaration of Condominium recorded 10/24/1996
in Liber 11798 at page 709 as amended in Liber ! 1798 page 710.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated October 6, 2000 which deed was recorded in the Office of the Clerk of the County of Suffolk on
November 6, 2000 in Liber 12082 at page 732.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premiss to the center lines thereof.
TOGETHER with the appurtenances and all the estate and fights of thc party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heii's or
successors and assigns of the pa/fy of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party ofth~ first part, in compliance with Section 13 of the Lien Law, covenants that the party

RUNNING THENCE from said monument and point and place of BE(3rNNING in an easterly
direction along the southerly line of Middle Road (C.R. 48) following two courses and distances:
