MORELL, his wife, both now residing at No# Whistler Avenue, Fishers Island, New York 06390, party of the first part, and SAMUEL D. PARKINSON, residing at 1396 Ridge Road, Laurel Hollow, Syosset, New York 11791, party of the second part, WITNESSETH, that the party of the first part, in consideration of TWO HUNDRED THOUSAND AND 00/100 ($200,000.00) DOLLARS, lawful money of the United States, and other good and valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, if any, situate, lying and being at Fishers Island, Town of Southold, Suffolk County, State of New York, more particularly described as follows (hereinafter called the Premises) : BEGINNING at a drill hole in the walk located northerly of Whistler Avenue, said point being 106.93 feet north of a point which is 4815.23 feet west of a monument marking the United States Coast and Geodetic Survey Triangulation Station "PROS" and thence running north 22 degrees, 47 minutes West 243.57 feet to a point; thence North 62 degrees, 21 minutes East 100.43 feet to a point; thence South 22 degrees, 47 minutes East 251.88 feet to a drill hole; thence south 67 degrees, 13 minutes West 100.0 feet to the point of beginning. Containing 0.57 acres, more or less, SUBJECT HOWEVER, to Covenants, Restrictions and Easements as set forth in Liber 4615 Cp 283 and Liber 6035 Cp 442 in the Office of the Suffolk County Clerk, including Right of First Refusal and Reverter. BEING and intended to be the same premises conveyed to the Grantors here' Zed ted September 14, 1966 recorded September 20, 1966 in Li 6035 442 'n the Office of the Suffolk County Clerk, and conveyed to Race Point Corporation by deed dated April 16, 1959 and recorded in Liber 4615 Cp 283 in the Office of the Suffolk County Clerk. The aforesaid premises are not in an agricultural district and are entirely owned by the transferors herein.
