000 Madeline Avenue, said point being 4363.45 feet North of a
point which is 412.04 feet West of another monument marking
the U.S. Coast and Geodetic Survey Triangulation Station
"PROS"; thence North 80° 54' 15" East 60.0 feet along the
Northwesterly line of said road; thence North 91 05' 45"
West 405.46 feet; thence South 860 44' 40" West 60.31 feet;
thence South 91 05' 45" East 261.56 feet to a store monument;
thence continuing South 9° 05' 45" East 150.0 feet to the
point of beginning, containing 0.54 acres more or less.
SUBJECT' HOWEVER to a perpetual right of way or easement heretofore granted to
Bert Scagliotti and Leo Valentin, co-partners doing business under the firm name
and style of Fashion Cleaners and Launderers, for the maintenance of certain under-
ground pipe leading from the present existing laundry across the rear of the above
described premises, for the purpose of carrying waste water from the above
mentioned laundry to West Harbor, and subject to the reservation of the grantor
herein, reserving to itself, its successors or assigns, the right to enter upon the
above described premises for the purpose of inspecting, maintaining, repairing or
re-installing said pipe line.
SUBJECT HOWEVER TO TBE FOLLOWING ODVEi,mLNPS AND RESTRICTIONS which shall run with
the land and shall be binding upon the grantees, their distributees and assigns :
1. The above described premises shall be used for residential purposes
only.
2. The buildings to be erected on the above described premises shall be
limited to two (2) ore-family dwelling houses and acmtpanying
garages.
3. Neither the above described premises nor any building erected thereon,
shall be used for any commercial purpose or use whatsoever, excepting
however, rental for residential purposes.
