THIS INDENTURE, made the �3 U +fl day of October, 1996,
between ROWLAND OSWALD and ALICE TREADWELL OSWALD, his wife,
residing at 3104 Meridian N, Apt. 8 , Palm Beach Gardens, Florida
33410, party of the first part, and R. BRUCE OSWALD and JANE S.
OSWALD, his wife, residing at 19 Dolphin Drive, Latham, New York
12110 , party of the second part,
WITNESSETH, that the party of the first part, in
consideration of Ten Dollars ($10.00) and other good and valuable
considerations paid by the party of the second part, does hereby
remise, release, and quit-claim unto the party of the second
part, R. BRUCE OSWALD and JANE S. OSWALD, his wife, their heirs
and assigns forever, all such right and title as the party of the
first part, ROWLAND OSWALD and ALICE TREADWELL OSWALD, his wife,
have or ought to have in or to
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being on Fishers Island, Town of Southold, County of Suffolk and
State of New York, shown and designated upon a certain map
entitled: "Map of Highland Park, Fishers Island, Suffolk County,
N.Y. 1885" and filed in the office of the Clerk of Suffolk County
at Riverhead, New York on the 19th day of October 1887 , as Lot
No. 21 and part of Lot No. 22 and more particularly bounded and
described as follows:
BEGINNING at the corner formed by the intersection of the
southerly line or side of Equestrian Avenue as shown on said map,
and the westerly line or side of Hill-Side Avenue as shown on
said map, and running thence in a southerly direction along said
westerly side of Hill-Side Avenue one hundred and five (105)
feet, thence westerly at right angles or nearly so to the said
last line one hundred and fifteen (115) feet to land of Henry
Bosch, thence in a northerly direction one hundred and five (105)
feet and along the Easterly side of the land of said Henry Bosch,
to the southerly side of said Equestrian Avenue, and thence along
said southerly line or side of Equestrian Avenue in an easterly
direction one hundred and ten (110) feet to the point of
beginning.
BEING AND INTENDED TO BE the same premises conveyed to the
party of the first part by Mary J. Small by deed dated May 14,
1968 and recorded in the Suffolk County Clerk's Office May 31 ,
1968 in Liber 6355 of Deeds at Page 480; being the same premises
conveyed to Mary J. Small by George A. Steinmuller and Vera M.
Steinmuller, his wife, by deed dated May 26 , 1950 and recorded in
the Suffolk County Clerk's Office June 1, 1950 in Liber 3083 of
Deeds at Page 174 .
TOGETHER WITH all the right, title and interest of the party of
the first part in and to Equestrian Avenue and Hill-Side Avenue
fronting and abutting on the premises above-described, and in and
to any land lying between the premises herein conveyed and the
said Equestrian Avenue and Hill-Side Avenue as now laid out.
