P sg ___ BARGAIN AND SALE DEED THIS INDENTURE, made as of 1996, between WALSH PARK BENEVOLENT CORPORATION ( "Grantor") , a Delaware not- for-profit corporation, having an address c/o John E. Schmeltzer, III, Esq. , Patterson, Belknap, Webb & Tyler LLP, 1133 Avenue of the Americas, New York, New York 10036-6710, and JAMES R.
