KEENAN, husband and wife , both now residing at 129 East 69th Street , Apartment 6-B, New York, NY 10021 party of the second part, WITNESSETH,that the party of the fust part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and beinginthe• at Fishers Island , Town of Southold, County of Suffolk and State of New York , being more particularly bounded and described as set forth on Schedule A hereto . M SUBJECT TO Agreement dated March 11, 1971 and recorded in the Office aa,lap,,, of the Suffolk County Clerk on April 16, 1971 in Liber 6916 page 47 and other covenants , restrictions , easements and agreements of record . s B . s) it TOGETHER with all right,tide and interest, if any,of the party of the first part of, in and to any streets and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the fust part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever. AND the party of the fust part covenants that the party of the first part has not done or suffered anything whereby the said premises have been incumbered in any way whatever,except as aforesaid. AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the fust part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. N"1oM/NP .ainilv.v... ............ f`. ......• .... . 11768 68 P8 2 ! / Schedule A -ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, t situate, lying and being at Fishers Island in the Town of Southold, County of Suffolk, State of New York, being bounded and described as follows: A BEGINNING at a monument at the northeasterly corner of the herein conveyed tract on the southerly line of land now or formerly of Barbara Pratt Wilmerding, said monument being located 1469.85 feet North of a point which is 5126.07 feet West of another monument marking the United States Coast and Geodetic Survey Triangulation Station"PROS" and; THENCE RUNNING South 18 degrees 36 minutes East 216.92 feet to an iron pipe; THENCE South 33 degrees 19 minutes East 461.45 feet to an iron pipe at land now or formerly of Race Point Corporation, these last two lines abutting northeasterly on remaining land of this grantor; THENCE South 62 degrees 26 minutes West 480.56 feet; THENCE North 26 degrees 57•minutes West 407.05 feet, these two lines abutting southeasterly and southwesterly on said land now or formerly of Race Point Corporation; THENCE North 32 degrees 26 minutes East 534.25 feet to the point of beginning, abutting northwesterly on said Race Point Corporation land and land now for formerly of said Barbara Pratt Wilmerding.
