at 22 Deerhill Drive, Ho-Ho-Kus, New Jersey 07423
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate,

and Geodetic Survey Triangulation Station "Chocomount 2" and thence
running South 831 00 ' 33" East 360.30 feet to an iron pipe; thence
North 291 30 ' 00" East 120 . 00 feet to an iron pipe; thence North
031 07 ' 28" West 185. 77 feet to an iron pipe; thence North 881 18 '
02" West 211. 89 feet to an iron pipe; thence South 621 28 ' 40" West
256. 77 feet to a point on the northeasterly line of said road;
thence South 241 36 ' 50" East 17 .92 feet to a point of curve to
the right having a radius of 279 . 82 feet and the direction of whose
radius at that point is South 65' 23 ' 10" West; thence running
southeastwardly, following the arc of said curve 121. 08 feet to
the iron pipe at the point of beginning, the last two lines running
along said roadline. Containing 2 .36 acres, more or less.
This lot or parcel is also known as Block 29 - Lot 9 on Map of
Fishers Island Development Corp. which map was filed in the Office
of the Clerk of the County of Suffolk on September 25, 1991 as Map
No. A-421.
BEING AND INTENDED TO BE part of the same premises conveyed to the party of
the first part by deed dated December 7 1966 and recorded in the Suffolk County
Clerk's Office on December 9, 1966 in Liber 6083 Page 280.

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Ser. 007 . 00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
Blk. 0 2 . 0 0 the party of the second part forever.

003 . 008 AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
