WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
beingittthe at Fishers Island, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as set forth on Schedule A
i hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed , dated November 7, 1981 and recorded in the
Office of the Suffolk County Clerk on November 25 , 1981 in Liber 9106
page 316.

TOGETHER with all right,title and interest, if any,of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the fust part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the fust part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party" shall be construed as if it read"parties" whenever the sense of this indenture so requires.

All that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being in the Town of Southold, Suffolk County, State of New York,
being a part of that portion of Fishers Island belonging to the
property known as the "Park" lying to the east of Peninsula Road,
said lot or parcel of land being bounded and described as
follows:
BEGINNING at a point on the northeasterly line of a road, said
point being located 2320.22 feet North of a point which is
1165.29 feet West of a monument marking the United States Coast
and Geodetic Survey Triangulation Station "NIN" ; and
RUNNING THENCE North 74 degrees 38 minutes 30 seconds East, 76. 33
feet to an iron pipe;
THENCE South 25 degrees 05 minutes 40 seconds East, 152 .38 feet
to an iron pipe;
THENCE South 74 degrees 59 minutes 40 seconds East, 66. 28 feet to
a point;
THENCE North 71 degrees 57 minutes 30 seconds East, 142. 58 feet
to an iron pipe;
THENCE North 17 degrees 58 minutes 40 seconds West, 127.45 feet
to an iron pipe;

THENCE northwestwardly, following the arc of said curve, 131.97
feet to a point on the northeasterly line of said first
mentioned road;
THENCE North 14 degrees 39 minutes 20 seconds West, 146.28 feet
