paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,-piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being biAhe at Fishers Island, in the Town of Southold, County of Suffolk
and State of New York,

BEING AND INTENDED TO BE the undivided interest of the party of the first
part in the same premises conveyed to the party of the first part and
Page P. Sanders, Trustees u/a June 13, 1992, by deed, dated June 13, 1992
and recorded in the Office of the Suffolk County Clerk on November 30,
1992 in Liber 11580 page 99, the other undivided interest in such premises
being conveyed to the party of the second part by deed from the said
Page P. Sanders, Trustee, to be recorded simultaneously herewith.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-

All that certain plot, piece or parcel of land, with the buildings thereon erected, situate, lying and
being at Fishers Island, in the Town of Southold, County of Suffolk and State of New York, being -
bounded and described as follows:
BEGINNING at a stone monument on the northeasterly line of Hedge Street, said monument being
2396.81 feet North of a point which is 484.14 feet West of another monument marking the U.S.
Coast and Geodetic Survey Triangulation Station 'PROS';
RUNNING THENCE along said street line South 30 degrees 58 minutes 10 seconds East, 80.39 feet
to an iron pipe and land now or formerly of Cole;
THENCE northeasterly along said land now or formerly of Cole North 58 degrees 06 minutes 00
seconds East, 178.11 feet to the shore line of West Harbor;
THENCE northerly and northwesterly following the meanders of said shore line on the following two
(2)courses:(1)North 17 degrees I 1 minutes 00 seconds West, 101.28 feet, and (2) North 78 degrees
46 minutes 00 seconds West, 57.73 feet to land now or formerly of A John Gada;
THENCE southwesterly along said land now or formerly of A. John Gada South 38 degrees 34
minutes 10 seconds West, 170.10 feet to the monument set at the point or place of BEGINNING.
