WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs or
succe ors and assigns of the party of the second part forever,

Suffolk and State of New York, being more particularly bounded and
described as Parcel A, Parcel B, Parcel C and Parcel D as set forth
on Schedule A hereto . This deed is being executed, delivered and
recorded in order to change the form of ownership of said Parcel A,
Parcel B, Parcel C and Parcel D from a ,joint tenanny or a tenancy
by the entirety to a tenancy in common .
SUBJECT TO all applicable laws and regulations of governmental
authorities and to all covenants, restrictions, easements, rights ,
grants and declarations of record and easements for use of public
utilities .
TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
Sec. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration

Deed Dated: February 21 , 1995
ALL those four certain parcels of land hereinafter described as
Parcel A, Parcel B, Parcel C and Parcel D, with the buildings and
improvements thereon erected, situate, lying and being in the
Town of Southold, Suffolk County, State of New York, being a part
of that portion of Fishers Island lying easterly of the following
line, viz:
BEGINNING at the southeasterly corner of land owned by the United
States known as the Fort H. G. Wright Military Reservation, Mount
Prospect Tract, on the shore of Block Island Sound or the
Atlantic Ocean and running thence northerly following the East
boundary of the said land of the United States to the southerly
line of East End Road (sometimes called Oriental Avenue) and
which point is the northeasterly corner of land of the United
States, thence crossing the East End Road and following the same
course as the last to the shore of West Harbor on Fishers Island
Sound;
PARCEL A
BEGINNING at a stone monument set on the westerly side of a road
forty feet wide, said monument being 882 .34 feet West of a point
which is 4306.45 feet North of another monument marking the U. S.
Coast and Geodetic Survey Triangulation Station "NIN" (which said
"NIN" monument is located near the western end of a ridge
overlooking the South shore of Fishers Island and on the highest
�. point between Chocomount and Mount Prospect and lies South 45
degrees 17 minutes and 26 seconds East of North Dumpling Light in
Fishers Island Sound) ; and
RUNNING THENCE South 89 degrees 26 minutes 40 seconds West,
215. 14 feet to the shore of Fishers Island Sound;
THENCE with the meanders of said Sound the following three (3)
courses and distances: (1) North 3 degrees 30 minutes 50 seconds
East, 52.70 feet; (2) North 4 degrees 42 minutes 20 seconds East,
161.52 feet; and (3) North 10 degrees 29 minutes 40 seconds East,
50. 00 feet;
THENCE South 89 degrees 54 minutes 46 seconds East, 175.56 feet
to an iron pipe on the westerly side of said road;
THENCE along the westerly side of said road, North 75 degrees 10
minutes 10 seconds East, 6. 28 feet to a point;
THENCE southwardly, still along the westerly side of said road
and following the arc of a curve to the left whose radius is
315.54 feet and the direction of whose radius at that point is
South 67 degrees 11 minutes 50 seconds East, 270.28 feet to the
monument set at the point of BEGINNING.
SUBJECT TO a Declaration dated July 27, 1991 and recorded in the
Office of the Suffolk County Clerk on July 30, 1991 in Liber
11306 page 462 .

road forty feet wide, said monument being 711. 31 feet West of a
point which is 4118 . 16 feet North of another monument marking the
U.S. Coast and Geodetic Survey Triangulation Station "NIN" ; and
RUNNING THENCE northwestwardly, along the northeasterly side of
said road and following the arc of a curve to the left whose
radius is 364 .36 feet and the direction of whose radius at that
point is South 70 degrees 26 minutes 10 seconds West, 136. 08
feet to a point;
THENCE still along the northeasterly side of said road, North 41
degrees 34 minutes and 00 seconds West, 38. 37 feet to a a point
of curve to the right whose radius is 275. 54 feet and the
direction of whose radius at that point is North 48 degrees 26
minutes 00 seconds East;
THENCE northwestwardly, still along the northeasterly side of
said road and following the arc of said curve, 309.56 feet to an
iron pin;
THENCE South 85 degrees 45 minutes 13 seconds East, 150. 29 feet
to an iron pin;
THENCE South 22 degrees 41 minutes 46 seconds East, 354 .00 feet
to a point; .

point which is 711. 31 feet West of another monument marking the

RUNNING THENCE North 56 degrees 05 minutes 29 seconds East,
174. 69 feet to a point;
THENCE North 82 degrees 54 minutes 30 seconds East, 202.85 feet
to an iron pipe;
THENCE South 21 degrees 43 minutes 20 seconds East, 167 .97 feet
to a point on the northwesterly side of another road forty feet
wide;

THENCE southwestwardly, along the northwesterly side of said road
and following the arc of a curve to the right whose radius is
1150. 35 feet and the direction of whose radius at that point is
North 20 degrees 02 minutes 02 seconds West, 70. 01 feet to a
point;
THENCE still along the northwesterly side of said road, South 73
degrees 27 minutes 10 seconds West, 222 . 13 feet to a point of
curve to the right whose radius is 83 . 24 feet and the direction
of whose radius at that point is North 16 degrees 32 minutes 50
seconds West;
THENCE westwardly, still along the northwesterly side of said
road and following the arc of said curve, 116.54 feet to a
point at the intersection of the northwesterly side of said road
with the northeasterly side of the road first above mentioned;
THENCE northwestwardly, along the northeasterly side of said
road and following the arc of a curve to the right whose radius
is 279. 39 feet and the direction of whose radius at that point is

BEGINNING at an iron pipe on the southwesterly side of a road,
said iron pipe being located 4483 .80 feet North of a point which
is 103 .70 feet West of a monument marking the United States
Coast and Geodetic Survey Triangulation Station "NIN", said iron
pipe also being at a point of curve to the left having a radius
of 174 .09 feet and the direction of whose radius at that point is
North 50 degrees 51 minutes 00 seconds East; and
RUNNING THENCE southeastwardly along said road line and following
the arc of said curve, 100. 21 feet;
THENCE South 72. degrees 07 minutes 50 seconds East, 140.98 feet
to a point of curve to the right having a radius of 247. 31 feet
and the direction of whose radius at that point is South 17
degrees 52 minutes 10 seconds West;
THENCE southeastwardly along said road line and following the arc
of said curve, 137.44 feet to a point of curve to the right
