party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at Fishers Island, Town of Southold, County of Suffolk
and State of New York, being more particularly bounded and described
on Schedule A attached hereto and made a part hereof .
BEING AND INTENDED TO BE the entire interest of the party of the firs't ''
part in the same premises acquired by the party of the first part and
the party of the second part as tenants by the entirety by deed, dated,;
March 29, 1983 and recorded in the Office of the Suffolk County Clerk ;,';
on April 15, 1983 in Liber 9343 page 291 .
TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP second part forever.
DESIGNATION
Dist. AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
$Ce AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
Blk. as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other

Deed Dated: September 2$ , 1995
ALL that certain lot or parcel or land in the Town of Southold,
Suffolk County, State of New York, being a part of that portion
of Fishers Island sometimes called the "Park" lying easterly of
the following line, viz: d
BEGINNING at the southeasterly corner of land now or formerly of
the United States, known as the Fort H.G. Wright Military
Reservation, Mount Prospect Tract, on the shore of Block Island
Sound or the Atlantic Ocean (as said Tract was constituted prior
to the extension thereof by the acquisition of additional lands
in condemnation proceedings instituted in 1942) ; and
RUNNING THENCE northerly following the east boundary of the said
tract of land now or formerly of the United States (as same was
constituted prior to the extension thereof) to the southerly line
of East End Road (sometimes called Oriental Avenue) and which
point is the northeasterly corner of said tract of land now or
formerly of the United States (as same was constituted prior to
such extension thereof) ;
THENCE crossing the East End Road and following the same course
as the last to the shore of West Harbor or Fishers Island Sound.
Said lot or parcel of land being bounded and described as
follows:
BEGINNING at a stone monument on the northeasterly line of a
private roadway of Fishers Island Estates Inc. , forty feet wide,
said monument being 67.40 feet south of a point which is 3583 . 13
feet west of another monument marking the U.S. Coast and Geodetic
Survey Triangulation Station "NIN" (which said "NIN" monument is
located near the western end of a ridge overlooking the south
shore of Fishers Island and on the highest point between
Chocomount and Mount Prospect and lies South 45 degrees 17
minutes 26 seconds East of North Dumpling Light in Fishers Island
Sound) ;
THENCE running North 20 degrees 58 minutes 20 seconds East,
143 . 39 feet;
THENCE North 12 degrees 52 minutes 40 seconds West, 187 . 40 feet
to the shore of West Harbor;
THENCE with the meanders of the shore of West Harbor North 26
degrees 4 minutes East, 97.70 feet and South 61 degrees 29
minutes East, 89.40 feet;
THENCE South 48 degrees 10 minutes 30 seconds East, 206. 83 feet;
THENCE South 33 degrees 58 minutes 30 seconds East, 87 .86 feet;
THENCE South 68 degrees 43 minutes 18 seconds East, 61. 41 feet;
THENCE South 48 degrees 10 minutes 30 seconds East, 99 . 95 feet to
the northwesterly line of another private road of Fishers Island
Estates, Inc. , 40 feet wide;
THENCE South 17 degrees 06 minutes 40 seconds West along the
northwesterly line of said roadway, 365. 25 feet to a point of

THENCE southwesterly still along the northwesterly line of said ti
roadway along the arc of a curve bearing to the left (whose
radius is 601. 40 feet and the direction of whose radius at that
point is South 79 degrees 19 Minutes 40 seconds East) , a distance
of 67. 74 feet to the northerly side of the first above mentioned
roadway;

THENCE westerly and northwesterly along the northerly and
northeasterly side of said roadway the following 4 (four) courses
and distances:
1. North 78 degrees 03 minutes 50 seconds West, 54 .42 feet to a
point of curve;
2 . along the arc of said curve bearing to the right (whose
radius is 105.56 feet and the direction of whose radius at that
point is North 63 degrees 01 minute 10 seconds East) , a distance
of 94 . 11 feet;
3 . North 26 degrees 58 minutes 50 seconds West, 112 . 30 feet to
a point of curve; and
4. along the arc of said curve bearing to the left (whose
radius is 479. 57 feet and the direction of whose radius at that
point is South 63 degrees 01 minute 10 seconds West) , a distance
of 24eet to the point or place of BEGINNING.
