WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being4*4he at Fishers Island , Town of Southold, County of Suffolk
and State of New York, being more particularly bounded and described
b as set forth on Schedule A hereto .
TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP second part forever.
DESIGNATION
Dist. AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
See. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
Blk. as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

Deed Dated: March 13 , 1995
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at Fishers Island, Town of Southold, County of Suffolk and
State of New York, more particularly bounded and described as
follows:
BEGINNING at a drill hole in a rock situated on the Northerly
side of a road 40 feet wide, said drill hole being 3342.54 feet
West of a point which is 1046. 60 feet South of a monument marking
the U.S. Coast and Geodetic Survey Triangulation Station "NIN"
(which said "NIN" monument is located near the Western end of a
ridge overlooking the South shore of Fishers Island and on the
highest point between Chocomount and Mount Prospect and lies
South 45 degrees 17 minutes 26 seconds East of North Dumpling
Light in Fishers Island Sound) ; and
RUNNING THENCE Southwesterly along the Northerly side of said
road (and following the arc of a curve to the left whose radius
is 247.98 feet and the direction of whose radius at that point is
South 19 degrees 39 minutes East) 126.36 feet to a stake;
THENCE North 58 degrees 44 minutes 10 seconds West, 275. 60 feet
to a point;
THENCE North 80 degrees 34 minutes 20 seconds West, 168.70 feet
to the shore of Fishers Island Sound;
THENCE with the meanders of said Sound, North 23 degrees 36
minutes 40 seconds West, 177.41 feet; North 18 degrees 26
minutes West, 117 feet; North 0 degrees 59 minutes 50 seconds
West, 115. 02 feet; North 32 degrees 6 minutes 20 seconds East,
60.21 feet; and North 5 degrees 4 minutes 50 seconds East, 46.29
feet to a point;
THENCE South 51 degrees 4 minutes 10 seconds East 274 .73 feet to
a monument;
THENCE North 48 degrees 58 minutes 30 seconds East, a distance of
398.58 feet to a monument being located on the Southwesterly line
of a road, said monument being located 371. 67 feet South of a
point which is 3407 .41 feet West of a monument marking the U.S.
Coast and Geodetic Survey Triangulation Station "NIN" ; and
THENCE Southeasterly along said road line following the arc of a
curve to the left having a radius of 150.56 feet and the
direction of whose radius at that point is North 63 degrees 01
minutes 10 seconds East for a distance of 134 .23 feet to a
monument;
THENCE South 78 degrees 03 minutes 50 seconds East, 39.84 feet
along said road line to a point of curve to the right having a
radius of 15 feet and the direction of whose radius at that point

THENCE Southeastwardly following the arc of said curve 21. 84
feet along said road line to the Southwesterly line of another
road at a point of curve to the left having a radius of 606.40
feet and the direction of whose radius at that point is South 84
degrees 38 minutes 46 seconds East;
THENCE Southeastwardly along said road line and following the arc
of said curve, 207. 07 feet to a point;
THENCE South 14 degrees 12 minutes 40 seconds East, 117.45 feet
along said road line to a point;
THENCE South 73 degrees 49 minutes 10 seconds East, 5.80 feet
along said road line to an iron pipe;
THENCE along the Westerly side of said road, South 14 degrees 12
minutes 40 seconds East, 176 feet to a stake marking a point of
curve to the left whose radius is 591.80 feet and the direction

THENCE Southwardly along the Westerly side of said road (and
following the arc of said curve) , 78 . 05 feet to a stake marking a
point of curve to the right whose radius is 8. 84 feet and the
direction of whose radius at that point is South 68 degrees 13

THENCE Southwesterly along the Northwesterly side of said road
(and following the arc of said curve) , 19. 37 feet to a stake set
at the intersection of the Westerly side of said road with the
Northerly side of the road upon which is situate the drill hole
in a rock;
THENCE along the Northerly side of said .road North 76 degrees 13
minutes 30 seconds West, 55.47 feet to stake marking a point of
curve to the left whose radius is 247. 98 feet and the direction
of whose radius at that point is South 13 degrees 46 minutes 30
seconds West;
THENCE Westwardly along the Northerly side of said road (and
following the arc of said curve) , 144 . 67 feet to the point or
place of BEGINNING.
TOGETHER WITH and SUBJECT TO the benefits and burdens contained
in the instruments recorded in the Office of the Suffolk County
Clerk in Liber 9647 page 137 and Liber 9647 page 147.
