ALL that certain plot, piece or parcel of land, with the
bAildings and improvements thereon erected, situate, lying and
being at Fishers Island in the Town of Southold, County of
Suffolk, State of New York, more particularly bounded and
described as follows:
BEGINNING at a point on the northerly side of a certain private
road, which point is distant 3479 .85 feet northerly from a point
which is distant 2425. 48 feet westerly of a monument marking the
U.S. Coast and Geodetic Survey Triangulation Station "PROS" ;
thence running north 5 degrees 47 minutes 20 seconds west 105
feet to land now or formerly of Fishers Island Farms, Inc. ; and
running thence south 76 degrees 28 minutes 30 seconds east 70. 08
feet and south 70 degrees 39 minutes 24 seconds east 123 . 60 feet;

Geodetic Survey Triangulation Station "PROS"; thence running
south 87 degrees 07 minutes 30 seconds west 232 . 01 feet to a
merestone; thence north 84 degrees 53 minutes 40 seconds west
145.36 feet to a merestone; thence north 60 degrees 10 minutes 10
seconds west 102 .58 feet to a merestone; thence north 44 degrees
05 minutes 20 seconds west 109. 04 feet to a merestone; thence
north 37 degrees 35 minutes 40 seconds west 432 . 84 feet to a

point or place of beginning, this last line abutting easterly on
Equestrian Avenue.
TOGETHER with a right of way from Equestrian Avenue for the
purpose of ingress and egress by foot or vehicle from Equestrian
Avenue to the premises first above described over that plot of
land more particularly bounded and described as follows:
BEGINNING at a brass pin situated in the northwest corner of
Equestrian Avenue, which pin is distant 3339 . 15 feet north of a
point which is distant 2283 . 16 feet west of a monument marking
the U. S. Coast & Geodetic Survey Triangulation Station "PROS" ;
running thence north 9 degrees 39 minutes east 100 feet to an
angle running thence south 80 degrees 21 minutes east 20 feet to
an angle running thence south 9 degrees 39 minutes west 98 . 17
feet to an angle to the northwesterly end of Equestrian Avenue;
running thence north 85 degrees 35 minutes 30 seconds west 20. 23
feet along the northwesterly end of Equestrian Avenue to said
brass pin to the point or place of beginning.
TOGETHER with an easement in common with others for sanitary
sewer, cesspool and drainage filed over the premises to the south
and the right to enter upon said premises for the purpose of
maintaining, repairing and replacing such sanitary sewer,
cesspool and drainage field.
SUBJECT TO covenants and restrictions set forth in Deed dated
November 22 , 1950 and recorded in the office of the Clerk of the
County of Suffolk in Liber 3163 at page 156.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed dated February 9, 1990 and recorded in
the office of the Clerk of the County of Suffolk on February 28,
1990 in Liber 11024 of conveyances at Page 207 .
