QUITCLAIM DEED
THIS INDENTURE made this 6th day of February, 1995,
BETWEEN BURTON G. TREMAINE, JR. , residing at 80 Paget Court,
Johns Island, Vero Beach, Florida 32963 , party of the first part,
and
BURTON G. TREMAINE, JR. , AS TRUSTEE OF THE BURTON G.
TREMAINE, JR. IRREVOCABLE QUALIFIED PERSONAL RESIDENCE TRUST
AGREEMENT DATED DECEMBER 16, 1994, residing at 80 Paget Court,
Johns Island, Vero Beach, Florida 32963, party of the second
part,
WITNESSETH, that the party of the first part, in
consideration of One Dollar ($1 . 00) lawful money of the United
States, paid by the party of the second part, do hereby remise,
release and quitclaim unto the party of the second part, her
successors and assigns forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and-
being on Fishers Island, in the Town of Southold, Suffolk County,
State of New York, being all of Lot No. 11 and portions of Lot
No. 10 and Lot No. 15, Block 28, of that portion of the property
formerly belonging to Fishers Island Corporation (sometimes
called the "Park" ) , said piece or parcel of land being more fully
bounded and described as follows :
BEGINNING at a stone monument on the northwesterly side of a road
forty feed wide, said monument being 2069 . 59 feet south of a
point which is 7879 .20 feet west of another monument marking the
U. S . Coast and Geodetic Survey Triangulation Station "Chocomount
21, (which said "Chocomount 2" monument lies south 79 degrees 29
minutes 46 seconds East from North Dumpling Light) , and running
thence North 68 degrees 05 minutes 20 seconds West, 125 .48 feet
to another monument;
THENCE North 86 degrees 48 minutes 40 seconds West, 257 .51 feet
to the shore of Fishers Island Sound;
THENCE with the meanders of said Sound, North 1 degree 20 minutes
50 seconds East, 121 . 76 feet, North 10 degrees 19 minutes 20
seconds West, 106 . 14 feet, North 12 degrees 20 minutes East,
126 . 50 feet, and North 6 degrees 08 minutes 20 seconds West,
105 . 0 feet to a stake, these last four lines abutting westerly on
said Sound;
THENCE North 87 degrees 33 minutes East, 137 .30 feet;
THENCE North 78 degrees 48 minutes East 114 . 10 feet to a point in
range with the easterly line of the most southerly projection of
the garage on land of Richard E. Riegel and Edith du Pont Riegel,
his wife, said point being 10 . 0 feet southerly from the
southeasterly corner thereof;
THENCE North 84 degrees 57 minutes East, 95 . 10 feet;
THENCE North 55 degrees 47 minutes East, 69 . 10 feet;
THENCE North 47 degrees 38 minutes East, 58 .44 feet to the
southwesterly line of said road, these last five lines abutting
northerly and northwesterly on land of Richard E. Riegel and
Edith du Pont Riegel, his wife;
THENCE running southeasterly along the southwesterly line of said
road (and following the arc of a curve to the right whose radius
is 365 . 61 feet) 91 . 11 feet;

THENCE still along the southwesterly line of said road South 15
degrees 32 minutes East, 66 . 12 feet;
THENCE still southeasterly along the southwesterly line of said
road (and following the arc of a curve to the left whose radius
is 523 . 72 feet and the direction of whose radius at that point is
North 74 degrees 28 minutes East) 83 . 00 feet;
THENCE South 24 degrees 36 minutes 50 seconds East, 29 . 69 feet,
abutting northeasterly on said road;
THENCE running southerly and southwesterly along said road (and
following the arc of a curve to the right whose radius is 234 . 82
feet and the direction of whose radius at that point is South 65
degrees 23 minutes 10 seconds West) 288 . 82 feet;
THENCE South 45 degrees 51 minutes 30 seconds West 159 . 18 feet to
the point of beginning; this last line abutting southeasterly on
said road. CONTAINING 6 . 05 acres, more or less .
TOGETHER WITH all the right, title and interest of the party of
the first part in and to any land which may lie between the
meander lines set forth in the above description and the actual
high water mark, and in and to all land under the waters of
Fishers Island Sound in front of and adjoining said premises or
any part thereof .
TOGETHER WITH (a) Perpetual easements or rights (for the supply
of water and also for the supply of electric current) to the use
of the presently existing water pipe or line and the presently
existing wires for electricity which extend under land of Richard
E . Riegel and Edith du Pont Riegel, his wife, to the land hereby
conveyed to the party of the second part, and (b) a perpetual
easement or right to the use, in common with Richard E . Riegel
and Edith du Pont Riegel, his wife, their heirs and assigns, of
three presently existing cesspools and the connections thereto,
two of which cesspools are under land of Richard E . Riegel and
Edith du Pont Riegel, his wife, and one of which is under or
partly under the land hereby conveyed, as created in Deed
recorded in Suffolk County Clerk' s Office in Liber 3033 of Deeds
at page 422 .
TOGETHER WITH all easements, rights of way, and rights and
privileges of any and every nature whatsoever, so far as and to
the full extent that the same relate to or are appurtenant to the
premises hereby conveyed, which were granted to Donaldson Brown,
one of the predecessors in title to the party of the first part,
by deeds made by Fishers Island Corporation, as follows : (a) deed
dated October 11, 1929, recorded in the Office of the Clerk of
the County of Suffolk in Liber 1520 of Deeds, page 176; (b) deed
dated August 11, 1930, recorded in said Clerk' s Office in Liber
1520 of Deeds, page 180; and (c) deed dated September 25, 1930,
recorded in said Clerk' s Office in Liber 1533 of Deeds, page 224;
and which were granted by Donaldson Brown and Greta Barksdale
Brown, his wife, to Richard E . Riegel, et ux, by deed dated
November 5, 1948, and recorded November 18, 1948, in Liber 2896
cp 258; and which were granted by Richard E. Riegel, et ux, to
Edward C. Page by deed dated January 3, 1950 and recorded in
Suffolk County Clerk' s Office in Liber 3033 of Deeds at page 422
on the 6th day of January, 1950, and which were granted by deed
of Edward C. Page to Edward C. Page and wife, by deed dated June
30, 1952 and recorded in the Suffolk County Clerk' s Office in
Liber 3375 of Deeds at page 173 on the 7th day of July 1952 .
Being the premises conveyed to Burton G. Tremaine, Jr. by
deed from Edward C. Page an Elizabeth G. Page dated November 15,
19§2 and reccorded-in. rhe- Suf�olk County Clerk' s Office in Liber
5968 of Deeds at page 420._
