HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at Fishers Island, Town of Southold, County of Suffolk and
State of New York, more specifically bounded and described as
follows:
BEGINNING at a point on the Southwesterly line of Mansion House
Drive at the Northeasterly corner of land now or formerly of
Helen K. Stueber, said point being 4011. 11 feet North of a point
which is 1964 .99 feet West of a monument marking the United
States Coast and Geodetic Survey Triangulation Station "PROS" ;
and
THENCE running along said road line North 20 degrees 15 minutes
30 seconds West 170.71 feet;
THENCE South 62 degrees 55 minutes 00 seconds West 110. 00 feet;
THENCE South 15 degrees 03 minutes 00 seconds West 117.23 feet;

BEGINNING at a point on the Westerly line of the above described
tract, said point being 4014. 02 feet North of a point which is
2151.25 , feet West of said "PROS" monument, and thence running
South 47 degrees 46 minutes 30 seconds East about 175. 00 feet to
the Easterly line of the above described premises.
SUBJECT HOWEVER to the following covenants and restrictions:
