WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot. ni, or parcel of land, with the buildings and improvements thereon erected, situate,

and State of New York , being more particularly bounded and described
as set ofrth on Schedule A hereto .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
Sec, AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
alk, as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
Lot(s) purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

BEGINNING at an iron pipe on the Northwesterly line of a road 50
feet wide, said monument being 1163 . 13 feet North of a point
which is 1155. 34 feet West of a monument marking the United
States Coast and Geodetic Survey Triangulation Station "NIN" ; and
THENCE RUNNING North 39 degrees 41 minutes 42 seconds West 434. 15
feet to a monument;
THENCE North 47 degrees 18 minutes West 250.93 feet to the shore
of Fishers Island Sound, this last line passing through a
monument at a point 235 .95 feet distant from the beginning of
said line;
THENCE following the meanders of said shore line North 37 degrees
42 minutes 20 seconds East 175. 35 feet;

to a monument at the Southwesterly end of a road;

THENCE Southeasterly along said road line (following the arc of a
curve to the left whose radius is 775. 45 feet) a distance of
139 . 40 feet to a monument on the Southwesterly line of said road,
said monument being 1.455. 24 feet North of a point which is 996.50
feet West of another monument marking the United States Coast and
Geodetic Survey Triangulation Station "NIN" ;
THENCE still Southeasterly along said road line (and still
following the arc of a curve to the left whose radius is 775.45
feet and the direction of whose radius at that point is North 57
degrees 01 minute East a distance of 64 . 42 feet to a point of a
curve to the right whose radius is 100. 66 feet and the direction
of whose radius at that point is South 52 degrees 25 minutes 20
seconds West;
THENCE Southwardly along said road line at its intersection with
another road line (following the arc of said curve) a distance of

SUBJECT TO an easement ten feet in width for an infiltration
line, the center line of which is described as follows:
BEGINNING at a point on the first described line in the above
described tract, said point being North 39 degrees 41 minutes 42
seconds West about 222 feet from the monument at the point of
beginning and thence running North 27 degrees 33 minutes 50
seconds East about 206 feet.
BEING AND INTENDED TO BE the same premises described as Parcel
No. II and Parcel No.. III conveyed to the party of the first part
by deed, dated October 19, 1971 in the Office of the Suffolk
County Clerk in Liber 7039 page 179 and also the same premises
conveyed to the party of the first part by deed from Adrian B.
Corbiere, Jr. , dated NOVEMBER 10 , 1994 and intended to be
recorded immediately prior to the recording hereof, the above
description constituting a perimeter description of said Parcel
No. II{ Parcel No. III and the premises conveyed by said deed
