with an undivided one—half interest ,

WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingilggt at Fishers Island , Town of Southold , County of Suffolk
and State of New York , as more particularly bounded and described on
Schedule A hereto.
BEING AND INTENDED TO BE the undivided one-half interest in such
premises acquired by the party of the first part by deeds , dated
December 5 , 1955 , August 29 , 1963 and August 18 , 1967 , and recorded
in the Office of the Suffolk County Clerk on February 21, 1956 ,
September 18 , 1963 and September 23 , 1976 , respectively, in Liber
4073 page 198 , Liber 5416 page 456 and Liber 8110 page 407 ,
respectively.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything

Road, said monument being 4191. 59 feet North of a point which is
2315. 62 feet West of another monument marking the United States
Coast and Geodetic Survey Triangulation Station "PROS" ; and
RUNNING THENCE North 56 degrees 25 minutes 00 seconds West 110.81
feet_ to a monument;
THENCE North 20 degrees 41 minutes 20 seconds East 51.29 feet to a
point;
THENCE North 24 degrees 16 minutes 00 seconds East 283 .83 feet to
a point;
THENCE South 56 degrees 50 minutes 30 seconds East 266.90 feet to
a point;
THENCE South 20 degrees 15 minutes 30 seconds East 113 .94 feet to
a point on the northerly line of Mansion House Drive;
THENCE along said northerly line of Mansion House Drive and the
