State of New York, being bounded and described as follows:
BEGINNING at a point on the Westerly line of Mansion House Drive,
at the Southeasterly corner of land of William D. and Mary A.
Duryea, said point of beginning located 3824.99 feet North of a
point which is 1938.54 feet West of a monument marking the U.S.
Coast and Geodetic Survey Triangulation Station "PROS" and
THENCE RUNNING North 80 degrees 32 minutes 10 seconds West 88.00
