QUIT CLAIM DEED
THIS INDENTURE made as of this /O day of January, Nineteen
Hundred and BNinety Four.
ETWEEN
PC6 Richard S . Baker and Patricia M. Baker, as tenants by
the entirety, having an address at P.O. Box 395, Fishers Island,
New York 06390, party of the first part, and 0, M44.Ai
Penny Baker Columbus, Richard S . Baker, Jr. and James
M. Baker, as tenants-in-common, having an address at P.O. Box 064MawS�
395, Fishers Island, New York 06390, party of the second part,
WITNESSETH, that the party of the first part, in
consideration of One Dollar ($1 . 00) lawful money of the United
States, paid by the party of the second part, does hereby
remise, release and quitclaim unto the party of the second part,
their heirs and assigns forever, in and to
SEE LEGAL DESCRIPTION ATTACHED HERETO AS EXHIBIT A AND MADE A
PART HEREOF
TOGETHER with all right, title and interest, if any, of the
party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines
thereof,
TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, their heirs and assigns forever.
AND the party of the first part, in compliance with Section
13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold
the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party" shall be construed as if it read "parties"
whenever the sense of this indenture so requires .

A certain tract or parcel of land with all buildings and
other improvements thereon, situated in Fishers Island, Town of
Southold, County of Suffolk, State of New York, being bound and
described as follows :
Beginning at a monument on the Northeasterly line of the
road leading to the Peninsula, said monument being located
1467 . 09 feet North of a point which is 1497 .16 feet East of
another monument marking the U.S . Coast and Geodetic Survey
Triangulation Station "PROS" and thence running South 00 degrees
08 minutes 00 seconds WestN76 . 85 feet along said roadline to a
point; thence South 89 degrees 52 minutes 00 seconds East 20 . 00

said Peninsula Road; thence South 67 degrees 42 minutes 00
seconds East 36 . 80 feet along said roadline to a monument; thence

said road line to the monument at the point of beginning.
Containing 1 .48 acres, more or less .
Said parcel is conveyed subject to a Right of Way 20 feet in
width over the existing driveway crossing said tract from
Peninsula Road to Lot 15 in Block 44 . Said Right of Way for
ingress and egress and for existing utilities . The center line
of said Right of Way being described as follows :
Beginning at a point on the Northeasterly line of the
Peninsula Road, , said point being located 1609 . 92 feet North of
a point which is 1364 . 36 feet East of said "PROS" monument and
thence running on the following three courses along the center
line of said driveway to the Southwesterly line of said Lot 15;
