WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
apaid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
s or successors and assigns of the party of the second part forever,
H z ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
P lying and being imdm at Fishers Island, Town of Southold, County of Suffolk and

W w BEGINNING at a monument at the intersection of the northerly line of
zEquestrian Avenue with the easterly line of Bell Hill Avenue, said monument
o x being 1960.03 feet North of a point which is 2902.88 feet East of a monument
E+ marking the United States Coast and Geodetic Survey Triangulation Station "PROS"
and running thence along the northerly and northwesterly lines of Equestrian
Avenue on the following four courses and distances:
DISTRICT South 75 degrees 22 minutes 20 seconds East 87.51 feet to a monument;
1000 North 84 degrees 51 minutes 35 seconds East 54.98 feet to a monument;
North 55 degrees 9 minutes 35 seconds East 159.33 feet to a monument, and
SECTION North 40 degrees 38 minutes 40 seconds East 122.10 feet to an iron pipe
009.00 at land now or formerly of the Rev. Arthur L. Kinsolving;
BLOCK Thence along said Kinsolving land, North 37 degrees 56 minutes 20 seconds
04.00 West 164.94 feet to an iron pipe at land of the Henry L. Ferguson Museum;
Thence North 65 degrees 18 minutes West 69.9 feet;
LOT Thence South 85 degrees 20 minutes West 157.5 feet to the easterly line'
013.001 of said Bell Hill Avenue; these last two lines abutting northeasterly and
northerly on said Museum land;
Thence along said Bell Hill Avenue line on the following two courses and
distances:
South 4 degrees 48 minutes 10 seconds West 117.36 feet to a monument, and
South 5 degrees 01 minutes 20 seconds West 199.91 feet to the point of
beginning.
BEING AND INTENDED TO BE the same premises conveyed to the grantor
herein by Deed dated January 10, 1975 and recorded in the Suffolk County Clerk's
Office on January 21, 1975 in Liber 7785 page 351.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration-as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above
written.
