THLS INE NIURE, made the 1301 day of April, nineteen hundred and ninety—four

Island, �k, as surviving tenant by the entirety, party of the first part,
and
THOMAS D. DUFF, JR. and ELAINE G. DUFF, his wife, both now residing at 34 Hunter
Road, Manchester Connecticut, party of the second part,
WrRISSEIH, that the party of the first part, in consideration of Ten Dollars and
other valuable consideration paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Fishers Island, Town of
Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a monument set on the Southerly line of Crescent Avenue, said
monument being located 5,981.95 feet North of a point which is 2,122.00 feet West
of a monument marking the U.S. Coast and Geodetic Survey Triangulation Station
''PROS" and thence running along said Avenue line North 85 degrees 30 minutes 00
seconds West 79.31 feet to a monument; thence continuing along said Avenue line
North 69 degrees 15 minutes 30 seconds West 88.78 feet to a monument; thence
South 04 degrees 14 minutes 30 seconds West 240.00 feet to a monument; thence
North 85 degrees 45 minutes 30 seconds West 46.14 feet to a point; thence South
06 degrees 15 minutes 30 seconds East 47.02 feet to a monument; thence North 89
degrees 48 minutes 20 seconds East 141.31 feet to an iron pipe; thence South 85
degrees 30 minutes 30 seconds East 60.00 feet to a point; thence North 04 degrees
30 minutes 00 seconds East 250.00 feet to the monument at the point of beginning.
TOGETHER with the right, in common with others, to pass and repass for purposes
of normal ingress and egress from the northwesterly corner of the above described
premises easterly and then southerly to Fox Avenue over an existing 50 foot right
of way known as Crescent Avenue.
