THOMAS D. DUFF, JR. and ELAINE G. DUFF, his wife, both now residing at

party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being nma at Fishers Island, Town of Southold, County of Suffolk and State
of New York, more, particularly bounded and described as follows:
BEGINNING at a monument set on the Southerly line of Crescent Avenue, said
monument being located 6,055.02 feet North of a point which is 2,377.62 feet
West of a monument marking the U.S. Coast and Geodetic Survey Triangulation
Station "PROS" and thence running along said Avenue line South 69 degrees 15
minutes 30 seconds East 100.00 feet to a monument; thence South 04 degrees 14
minutes 30 seconds West 240.00 feet to a monument; thence North 85 degrees 45
minutes 30 seconds West 46.14 feet to a point; thence North 06 degrees 15 minutes
30 seconds West 272.97 feet to the monument at the point of beginning.
BEING AND INTENDED TO BE a portion of the same premises conveyed to the party
of the first part by deed, dated August 16, 1967, and recorded in the Office
of the Suffolk County Clerk on September 25, 1967 in Liber 6226 page 303 •
By accepting this deed, the party of the second part acknowledges that the above-
described premises do not constitute a separate building lot and that, upon the
recording of this deed with the Office of the Suffolk County Clerk, said premises
will merge with and become part of other premises of the party of the second part
adjoining on the south and east, said other premises having been conveyed to the
party of the second part by deed, dated June 15, 1974 and recorded in the Office
of the Suffolk County Clerk on August 6, 1974 in Liber 7689 page 141 with a
correction deed in respect thereto haveing been subsequently recorded in such
Office on October 11, 1974 in Liber 7730 page 418.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP second part forever.
DESIGNATION
Dist. AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
See. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
alk. as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
Lofts): purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
