ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

BEGINNING at a point on the easterly side of a 20 foot right of
way, distant 200 feet northerly from a point where the easterly
side of said 20 foot right of way intersects the northwesterly
corner of land now or formerly of Harare, said point also being a
distance of 1,250 feet more or less from Bayview Road; Running
thence from said point of beginning, North 19 degrees 41 minutes 40
seconds East, along said easterly side of a 20 foot right of way,
90.94 feet to a point and now or formerly of Selzer; Thence South
69 degrees 48 minutes 40 seconds East, along last mentioned land,
136.21 feet to a point and subdivision known as "Map of Raydon
Shores, Map #631; thence South 20 degrees 11 minutes 20 seconds
West, along last mentioned land, 90.94 feet; Thence. North 69
degrees 43 minutes 40 seconds West, 135.42 feet to the easterly
side of a 20 foot right of way at the point or place of beginning.
Together with the right of way over the said existing 20 foot right
of way from the road leading from Bayview Road to Peconic Bay.
BEING and intended to be the same premises as conveyed to the party
of the first part by deed dated March 17, 1995 recorded March 27,
1995 in Liber 1179 cp 577.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
