McCance Estate to Thomas McCance, Jr.
SCHEDULE "A"
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying
and being in the Town of Southold, County of Soffolk and
State of New York, being Lot 3 on a certain map entitled
"Minor Subdivision Plan made for Elizabeth McCance, Fox
Avenue and Cottage Place, Fishers Island, New York" prepared
by Chandler, .Palmer & King dated March 3, 1986 and revised
and filed in the Suffolk County Clerk's Office on December
26, 1990 (File No. 9043 ABS #11713) .
Together with a right of way for all purposes, over the
following described portion of land now or formerly of
Elizabeth F. McCance, which is described as follows:
Beginning at the most southerly corner of this described right
of way, said point being located 3882.56 feet North of a
point which is 2828.94 feet West of the monument marking the
United States Coast and Geodetic Survey Triangulation
Station "PROS" and running thence North 80 degrees, 30' 40"
West 50.86 feet to a monument; thence North 20 degrees. 05'
30" East 68.50 feet to a point; thence North 73 degrees, 25'
30" East 97.57 feet to a point; thence South 16 degrees, 34'
30" East 50 feet to a point; thence South 73 degrees, 25'
30" West 72.45 feet to a monument; thence South 20 degrees
05' 30" West 34 .04 feet to the point of beginning.
Together with the right of ingress and egress over the
existing driveway which runs southwesterly from the
southwesterly end of the above described right of way to Fox
Avenue.
Together with the right to repair and maintain the existing
water services which run southeasterly from Fox Avenue
across land now or formerly of Elizabeth F. McCance to the
above described tract.
Together with the benefits of a sight easement burdening a
"restricted area within "Lot 2" on said map as shown on said
filed map.
Said premises being known on the tax assessment maps of the
Town of Southold as District 1,000, Section 6, Block 5, Lot
5.4.
