SCHEDULE "A"
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying
and being in the Town of Southold, County of Soffolk and
State of New York, being Lot 1 on a certain map entitled
"Minor Subdivision Plan made for Elizabeth McCance, Fox
Avenue and Cottage Place, Fishers Island, New York" prepared
by Chandler, Palmer & King dated March 3, 1986 and revised
and filed in the Suffolk County Clerk's Office on December
26, 1990 (File No. 9043 ABS #11713) .
Subject to the rights of others to pass over in vehicles and
on foot a portion of the above described tract which is
described as follows: Beginning at the most southerly
corner this described tract, said point being located
3882.56 feet NOrth of a point which is 2828.94 feet West of
the monument marking the United States Coast and Geodetic
Survey Triangulation Station "PROS" and running thence North
80 degrees 301 40" West 50.86 feet to a monument; thence
North 20 degrees 05' 30" East 68.50 feet to a point; thence
North 73 degrees, 25' 30" East 97.57 feet to a point; thence
South 16 degrees, 341 30" East 50.00 feet to a point; thence
South 73 degrees, 251 30" West 72.45 feet to a monument;
thence South 20 degrees 05' 30" West 34.04 feet to the point
of beginning.
Together with the right of ingress and egress over the
existing driveway which runs southwesterly from the above
described parking area to Fox Avenue.
Said premises being known on the tax assessment maps of the
Town of Southold as District 1,000, Section 6, Block 5, Lot
5.2.
