Tax Map southeasterly corner of land owned by the United States known as the

northerly following the East boundary of the said land of the United

of another monument marking the U.S. Coast and Geodetic Survey

Island, N.Y. about, two and one-quarter miles West of the Eastern end
of Fishers Island and lies South seventy-nine degrees twenty-nine

Island Sound) ; and running thence South sixty-two degrees six minute--
and thirty seconds East three hundred and ninety-two and twenty-
hundredths feet to a stake; thence South thirty-eight degrees and
thirty-four minutes West three hundred and sixteen and fifty-two
hundredths feet to a stake; thence North fifty degrees thirty-four
minutes and twenty seconds West two hundred and sixty-three and
sixty-one hundredths feet to a stake; thence North twenty-two degree-
fifty-six minutes and forty seconds West two hundred and two and
eighty-one hundredths feet to a stake set on the Southerly side of
said road; and thence Eastwardly along the Southerly side of said
road (following the arc of a curve to the left whose radius is two

whose radius at that point is North twelve degrees and forty-six
seconds West) one hundred and fifty-six and forty-three hundredths
feet to the place of beginning; containing two and forty-five
hundredths acres, more or less.
Together with all right, title and interest of the party of the
first part in any roads abutting the above-described premises, and
any and all easements for ingress to or egress from the above
described premises over and along such private roads as now or may
hereafter exist, connecting the premises with the public highway, and
such other rights and easements of the party of the first part,
granted in the deed dated August 22, 1927 from Fishers Island
Corporation. to Jesse '.Robert Lovejoy and Mary Gould Lovejoy, his wife.
Being the same premises conveyed to Duncan S. Ellsworth by deed
of Maltha Shanklin Anderson dated October 22, 1953 and recorded in
the Clerk' s Office of Suffolk County on November 9 , 1953 in Liber
3609 page 82.
The said Duncan S. Ellsworth died a resident of Salisbury,
Litchfield County, Connecticut, on December 3 , 1967 , leaving a Last
Will and Testament which was duly admitted to ancillary probate in
the Surrogate' s Court of Suffolk County on the 19th day of June,
1968, and pursuant to ARTICLE FOUR of the said Will devised the above
described property to his wife Hellen W. Ellsworth.
This conveyance is subject to any and all covenants and
restrictions of record.
