paid by the party of the second part, does hereby grant and release Onto the party of the second part, the heirs
or successors and assigns of the party of the second part forever, a one—thirtieth (1 /30) interest in
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
hingmld being in the Town of Southold, County of Suffolk and State of New York
as more particularly described on Schedule A attached hereto and made
a part hereof .
Being a portion of the same premises conveyed by deed to Harriet W.
Gerry recorded in Liber 6343 at page 539 on May 7 , 1968.
Together with and subject to reservations , easements , covenants and
agreements as set forth in deed recorded in Liber 6343 page 539.
This deed, together with deeds recorded in Liber 11196 page 261 and
Liber 11360 page 476 has conveyed a one-tenth interest to the party
of the second part.

TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein IrmOted unto the party of the second part, the heirs or successors and assigns of
the party of the second part orever.
AND the party of the first part covenants that the party of the first part has not dote or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
cration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
nor other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

' BEGINNING at the southeasterly corner of land now or
formerly owned by the United States, known as the Fort 11. G.
Wright Military Reservation, Mount Prospect Tract, on the shore
of Block Island Sound, or the Atlantic Ocean, and running thence
Northerly following the East Boundary of the said land now or
formerly of the United States to the southerly line of East End
Road (sometimes called Oriental Avenue) and which point is the
northeasterly corner of land now or formerly of the United
States, thence crossing the East End Road and following the same
course as the last, to the shore of West Harbor, or Fishers
Island Sound;
Said lot or parcel of land being bounded and described as
follows:
BEGINNING at a stone monument set on the westerly side of a
road 40 feet wide, said monument being 203 . 85 feet South of a
point which is 3193 . 60 feet West of another monument marking the
U.S. Coast and Geodetic Survey Triangulation Station "CIIocOMOUNT
(which said "CHOCOMOUNT 2" monument is located on the summit
of the highest hill on Fishers Island, N.Y. , about two and one-

quarter miles West of the Eastern end of Fishers Island, and lies
South 79 degrees 29 minutes 46 seconds East of North Dumpling
Light in Fishers Idland Sound) ;
RUNNING THENCE southerly along the westerly side of said
road (following the arc of a curve to the ].eft whose radius is
174 . 25 feet and the direction of whose radius at that point is
South 58 degrees 05 minutes and 30 seconds East) , 122 .81 feet to
a stake;
RUNNING THENCE, still along the westerly side of said road,
South 8 degrees 28 minutes 30 seconds East, 13 ,68 feet to a stake
marking a point of curve to the right whose radius is 68 . 66 feet
and the direction of whose radius at that point is South 81
degrees 31 minutes and 30 seconds West;
RUNNING THENCE southwardly, still along the westerly side of
said road (and following the arc of said curve) 158. 31 feet to a
stake set at its intersection with the northerly side of another
