SCHEDULE "A"
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying
and being in the Town of Southold, County of Soffolk and
State of New York, being Lot 4 on a certain map entitled
"Minor Subdivision Plan made for Elizabeth McCance, Fox
Avenue and Cottage Place, Fishers Island, New York" prepared
by Chandler, Palmer & King dated March 3, 1986 and revised
and filed in the Suffolk County Clerk's Office on December
26, 1990 (File No. 9043 ABS #11713) .
Subject to a right of way 12 feet in width running
southwesterly across the above described tract from the
southwesterly end of Sappho Road, said right of way being
described as follows: Beginning at a point on the
southwesterly end of Sappho Road, said point being located
4184.95 feet North of a point which is 2305. 62 feet West of
the monument marking the United States Coast and Geodetic
Survey Triangulation Station "PROS" and running thence South
54 degrees 16' West 50.00 feet to a point; thence South 12
degrees 301 West about 58 feet to a point; thence North 54
degrees 16' 00" East about 19 feet to a point; thence North
12 degrees 30' East about 38 feet to a point; thence North
54 degrees 16' East about 50 feet to a point on the said
southwesterly end of Sappho Road; thence North 56 degrees
25' 00" West about 12.5 feet along the end of said Sappho
Road to the point of Beginning.
Subject to a pole line right of way, 10 feet in width,
running southeasterly across the above described tract near
the southwesterly line of the former road (Cottage Place) ,
the center line of which is described as follows: Beginning
at a point on the southeasterly line of said "Lot 411, said
point being located 4141.70 feet North of a point which is
2299.34 feet West of said "PROS" monument and running thence
North 49 degrees, 231 40" West about 137 feet to a point on
the northwesterly line of said "Lot 411.
Said premises being known on the tax assessment maps of the
Town of Southold as District 1, 000, Section 6, Block 5, Lot
12 .
