ALL that lot or parcel of land, with the buildings and
improvements thereon, in the Town of Southold, Suffolk County,
State of New York, being a part of that portion of Fishers Island
lying to the east of Peninsula Road, said lot or parcel of land
being bounded and described as follows:
Beginning at an iron pipe on the Northwesterly line of
an unimproved road, said pipe being located 390.85 feet
North of a point which is 156.80 feet West of a
monument marking the United States Coast and Geodetic
Survey Triangulation Station "EAST END 2" and thence
running North 82 degrees 50 minutes 40 seconds West
222.96 feet; thence South 51 degrees 58 minutes 10
seconds West 143.22 feet to the Northeasterly line of
an unimproved road at a point of curve to the right
having a radius of 388.72 feet and the direction of
whose radius at that point is South 55 degrees 52
minutes 20 seconds West; thence Southeastwardly along
said road line following the arc of said curve a
distance of 87.71 feet; thence South 21 degrees 12

The above described tract is also known as Lot 5 in
Block 7 on Map of Fishers Island Development Corporation, which I
Map was filed in the Office of the Suffolk County Clerk on
September 25, 1991 as Map No. A421.
The above described tract is conveyed together with a
right of way in common with others over the road referred to

above, said road extending Northeasterly and then Westerly from
the Main Road to the East End to the Southwesterly corner of Lot
6 in Block 3 and being described as follows:
Beginning at a point on the Northwesterly line of the Main
Road to the East End, said point being located 282 . 00 feet
North of a point which is 109.25 feet West of said "EAST END
2" monument, said point also being at a point of curve to
the right having a radius of 12 .01 feet and the direction of

seconds West and thence running Northwestwardly following
