WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

and State of New York , more particularly bounded and described on
Schedule A hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed, dated January 24 , 1979 and recorded on
February 27 , 1979 in Liber 8588 page 121 .

TOGETHER with all right, title and interest,if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the

1 TO DEED
Party of the First Part: Sarah Righter
Party of the Second Part: Volney Righter and Sarah Righter,
his wife
Deed Dated: December 11 , 1992
BEGINNING at a stone monument set on the Northwesterly side of a
road 40 feet wide, said monument being 329.96 feet North of a
point which is 2914.97 feet West of another monument marking the
U.S. Coast and Geodetic Survey Triangulation Station "NIN", which
"NIN" monument is located near the western end of a ridge
overlooking the South Shore of Fishers Island and on the highest
point between Chocomount and Mount Prospect and lies South 45
degrees 17 minutes 26 seconds East of North Dumpling Light in
Fishers Island Sound, said point of beginning being on a curve to
the left whose radius at that point is 725.77 feet and the
direction of whose radius at that point is South 43 degrees 19
minutes 20 seconds East;
RUNNING THENCE Southwesterly along the Northwesterly line of said
road and following the arc of said curve a distance of 210.73
feet to a stake;
THENCE North 45 degrees 04 minutes 30 seconds West 289. 60 feet to
a stake on the shore of Fishers Island Sound;
THENCE North 28 degrees 41 minutes 30 seconds East, 58.45 feet to
a stake;
THENCE North 34 degrees 08 minutes 20 seconds West, 110. 18 feet
to a stake;
THENCE North 77 degrees 35 minutes 45 seconds East, 195. 10 feet
to a stake, these last three lines following the meanders of said
shore line;
THENCE South 38 degrees 32 minutes 15 seconds East, 286. 64 feet
to the monument set at the point or place of BEGINNING.
The party of the first part, by delivering this deed, and the
party of the second part, by accepting this deed, do hereby agree
that, upon the recording of this deed, the above-described
premises will merge with other premises of the party of the
second part adjoining on the east so as to form a single lot.
The above described premises are also known, shown and designated
as Block 39, Lot 8 on Map of Fishers Island Development
Corporation, which Map was filed in the Office of the Suffolk
County Clerk on September 25, 1991 as Map No. A421 and the other
premises of the party of the second part adjoining on the east
are also known, shown and designated as Block 39, Lot 7 on such
Map.
