roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to

Town of Southold, County of Suffolk and State of New York, being
a part of that portion of Fishers Island belonging to the grantor (which portion is
hereinafter called the "Park") lying Easterly of the following line, via. :
BEGINNING at the Southeasterly corner of land now or formerly of the United States,
known as the Fort H. G. Wright Military Reservation, Mount Prospect Tract, on
the shore of Block Island Sound or the Atlantic Ocean (as said tract was constituted
prior to the extension thereof by the acquisition of additional lands in condemnation
proceedings instituted in 1942) and running thence Northerly following the East
boundary of said tract of land now or formerly of the United States (as same was
constituted prior to such extension thereof) to the Southerly line of East End Road
(sometimes called Oriental Avenue) and which point is the Northeasterly corner of
said tract of land now or formerly of the United States (as same was constituted
prior to such extension thereof);
THENCE crossing the East End Road and following the same course as the last to
the shore of West Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and described as follows:
BEGINNINGt a monument set on the Southeasterly side of a private road, said
point being 205. 53 feet South of a point which is 1058. 98 feet East of a monument
marking the U. S. -Coast and Geodetic Survey Triangulation Station "Chocomount 2"
(which said "Chocomount 2" monument is located on the summit of the highest hill
on Fishers Island, New York, about 2 1/4 miles West of the Eastern end of Fishers
Island and lies South 79 degrees 29 minutes 46 seconds East of North Dumpling
Light in Fishers Island Sound) and;
RUNNING THENCE the following five (5) courses and distances along lands heretofo
conveyed to the Nature Conservancy:
(1) South 04 degrees 53 minutes 12 seconds West 52.3:07 feet to a point;
(2) South 15 degrees 39 minutes 00 seconds West, 10C 78 feet;
(3) North 86 degrees 39 minutes 40 seconds West 203. 57 feet to a point;
(4) North 51 degrees-27 minutes 10 seconds West 135. 01 feet to a monument;
(5) North 18 degrees 53 minutes 48 seconds East 429. 91 feet to the Southerl,
line or side of a- 45 foot-wide private road;
f{LTN1vING THENCE on the arc of a curve to the left whose radius is 456. 61 feet and
the .direction of whose radius at that point is-North 09 degrees 08 minutes 50
seconds West, along said road line, 274. 55 feet to the monument set at the point
or place of BEGINNING.
TOGETHER WITH an easement to the grantee, his heirs and assigns, for ingress
to and egress from the premises hereby conveyed over and along such private roads
as now or may hereafter exist connecting the premises hereby conveyed with the
public highway; provided, however, that Fishers Island Estates, Inc. , hereby
reserves the right to change the location, route or grade of said roads from time
to time, provided that such change shall not prevent adequate access to the premises
hereby conveyed.
SUBJECT TO covenants, restrictions and easements contained in Libers 5784 cp
197; 5830 cp 489, 2135 cp 433 and 2135 cp 449.
The grantor herein being the grantee in two certain deeds from Fishers Island
Estates, Inc. , one dated 6/23/65, recorded in Suffolk County Clerk's Office in
Liber 5784 of deeds at page 197, and one dated 9/7/65, recorded 9/29/65 in
Liber 5830 of deeds at page 489:
