Sec. Morristown, New Jersey 07960, party of the first part, and
004.00 JAMES HAMILTON and HELEN HAMILTON, his wife, both of 16 Bridgeway
B1k. Road, Richmond, Virginia 23226, party of the second part,
05.00 WITNESSETH, that the party of the first part in consideration of
Ten Dollars and other valuable consideration paid by the party
Lot of the second part, does hereby grant and release unto the party
005.007 of the second part, the heirs or successors and assigns of the
party of the second part forever,

buildings and improvements thereon erected, situate, lying

BEGINNING at an iron pipe on the northwesterly line of a road,
said pipe being located 331.49 feet south of a point which is
206. 25 feet east of a monument marking the United States Coast
and Geodetic Survey Triangulation Station "CHOCOMOUNT 2" and;
THENCE RUNNING North 750 39 ' 00" West 153 . 12 feet to an iron
pipe;
THENCE South 690 39 ' 20 ' West 146. 36 feet to an iron pipe;
THENCE South 210 57 ' 50" West 120 . 25 feet to an iron pipe;
THENCE South 680 02 ' 10" East 261 .76 feet to an iron pipe on the
said northwesterly line of the road;
THENCE along said road line North 210 32 ' 00" East 239 . 14 feet
to the point of beginning. '
Being the same premises conveyed to the party of the first part
by a deed from Fishers Island Development Corporation dated June
23, 1981 and recorded on July 24, 1981 in the Suffolk County
Clerk' s Office in Liber 9041, CP 209 .
Said premises are subject to the following covenants,
restrictions, easements and reservations in deed from Fishers
Island Development Corporation to Robert W. Nelson dated June 23,
1981 and recorded in Liber 9041 cp 209 .
TOGETHER with all right, title and interest, if any, of the
party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines
thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; ;
TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successor3 and assigns of the party
C; of the second part forever.
AND the party of the first part covenants that the party of the
first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as

AND the party of the first part, in compliance with Section 13
of the Lien Law covenants that the party of the first part will
receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for
any other purpose. BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed dated 6/23/81 and recorded 7/24/81 in Liber 9041 page 209.
The word "party" shall be construed as if it reads "parties"
whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly
executed this deed the day and year first above written.
