TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
BOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

.AND the party of the first part covenants that the party of the first part has not clone or suffered anything

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such eonsid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The lvord "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

A certain tract or parcel of land with the building thereon
located at Fishers Island , Town of Southold , County of Suffolk and
State of New York, being bounded and described as follows :
Beginning at a point on the Westerly line of a Right of Way which
runs Southerly from Fox Avenue to and along the Easterly line of
the herein described tract, said point being located 4657 . 08 feet
North of a point which is 1604 . 83 feet West of a monument marking
the United States, Coast and Geodetic Survey Triangulation Station . .
"PROS" and running thence South 03 degrees, 47 minutes and 30
seconds East 44 . 92 feet along said Right of Way line to a point ;
thence South 77 degrees, 22 minutes and 20 seconds West 120. 40
feet to a point; thence North 03 degrees, 47 minutes and 30
seconds West 44 .71 feet to a point; thence North 77 degrees, 16
minutes and 30 seconds East 120. 46 feet to the said Westerly line
of said Right of Way at the point of beginning.
Containing 5331 square feet, more or less .
Together with a right of way, 7.2 .00 feet in width, for all
purposes running northerly from the Easterly line of the above
described tract to Fox Avenue .
The above described property shown on a subdivision plan entitled
"Minor Subdivision Plan Survey Map prepared for Thomas A. Sargent
off Fox Avenue, Fishers Island, New York, Scale 1" = 20' by •
Chandler', Palmer & King of Norwich, Connecticut dated August 6,
1990, Revised October 22, 1990 with an addition of rights for
waterline dated January 22, 1991" . The above described property
together with the right of way is shown as Lot 2 on said Plan.
