said lot is more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of North Bayview Road
said point being a distant of 276 . 00 feet measured in a easterly di-
rection along the southerly side of North Bayview Road from the
easterly end of an arc of a curve connecting the easterly side of
Topsail Lane with the southerly side of North Bayview Road;
RUNNING THENCE South 72 degrees 59 minutes 30 seconds East along the
southerly side of North BayviewRoad 104 . 00 feet to a point;
THENCE South 20 degrees 10 minutes 10 seconds West, 443 . 15 feet to a
point; and
THENCE North 64 degrees 04 minutes 30 seconds West , 80 . 53 feet to a
point; and
THENCE North 17 degrees 00 minutes 30 seconds East, 430.00 feet to a
point on the southerly side of North Bayview Road, the point or place
of BEGINNING.

Map of Leeward Acres of Bayview, filed in the Office of the Clerk of

BEING AND INTENDED conveyed to the party of the first part by deed
dated December 20 , 1996, recorded December 26 , 1996 in the Suffolk

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
