State of New York, more particularly bounded and described as
follows:
BEGINNING at a monument, said monument being located 2193.16 feet
North of a point which is 3423.13 feet East of a monument marking
the United States Coast and Geodetic Survey Triangulation Station
"NIN" and;
RUNNING THENCE North 18 degrees, 43 minutes and 00 seconds East
313.39 feet to an iron pipe;
THENCE South 68 degrees, 04 minutes and 36 seconds East 176.41
feet to a monument;
THENCE South 47 degrees, 47 minutes and 56 seconds East 165.93
feet to a drill hole;
THENCE South 40 degrees, 14 minutes and 23 seconds East 251.22
feet to the shore of Block Island Sound;

SUBJECT TO a perpetual easement or right of way for the continued
use and maintenance of any public service utility lines which may
cross the above described premises and service the premises
abutting the above described premises on the Northeast and the
premises abutting such other premises on the North as appurtenant
to and for the benefit of such two other premises.
SUBJECT TO and TOGETHER WITH any and all covenants, restrictions,
reservations and easements of record which may benefit or affect
the above described premises including, without limitation, those
recorded in the Office of the Suffolk County Clerk in Liber 8259

TOGETHER WITH a non-exclusive right of way over the existing
roadway leading Northwesterly from the Westerly side of the above

Southeasterly across other premises of the party of the first part
adjoining the above described premises on the Northeast, the

Use of the above described easement or right of way shall be
restricted solely to pedestrians. The party of the first part
shall have no duty or obligation to maintain any walkways or
stairs to the beach but the party of the second part shall have
the right to do so at his sole cost and expense.
