ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imdhe on Fishers Island, Town of Southold, County of Suffolk and State
of New York, more specifically bounded and described as follows:
BEGINNING at a merestone on the easterly side of Cresent Avenue which point is 3900.01
feet north and 1343.00 feet west of another merestone marking the U.S. Coast and
Geodetic Triangulation Station "PROS";
THENCE along the southerly side of Madeline Avenue North 83 degrees 42 minutes 30
seconds East, a distance of 232.00 feet;
THENCE South 14 degrees 31 minutes 20 seconds West, a distance of 100.00 feet;
THENCE South 83 degrees 42 minutes 30 seconds West, a distance of 232.00 feet;
THENCE North 14 degrees 31 minutes 20 seconds East, 100 feet along the easterly
side of Crescent Avenue to the point or place of BEGINNING, containing 0.50 acres,
more or less.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein and Bert
Scagliotti, her husband, by deed from Fishers Island Farms, Inc. dated March 25, 1952
and recorded April 9, 1952 in Liber 3338 of conveyances at page 540. The grantor
`Q %V and Bert Scagliotti married prior to the date of the aforesaid deed and the marriage
.•.,•'� was not terminated by divorce, annulment, judicial separation, or dissolution and that the grantor and Bert Scagliotti did not join in a joint or mutual Will which
prohibits the grantor from executing this deed and conveying the

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
