WITNESSETH, that the party of the first part in consideration
of FIVE HUNDRED SIXTY THOUSAND FIVE HUNDRED TWENTY-FIVE

part , does hereby grant and release unto the party of the
second part , the distributees or successors and assigns of the

State of New York, being a part of that portion of Fishers
Island belonging to the grantor (which portion is hereinafter
called the "Park") lying Easterly of the following line , viz :
BEGINNING at the southeasterly corner of land owned by
the United States , known as the Fort H. G. Wright Military
Reservation, Mount Prospect Tract , on the shore of Block
Island Sound or the Atlantic Ocean and running thence
northerly following the East boundary of the said land of
the United States to the southerly line of East End Road
(sometimes called Oriental Avenue) and which point is
the northeasterly corner of land of the United

course as the last to the shore of West Harbor or Fishers Island
Sound;

BEGINNING at a stone monument set on the Northerly side of a
road forty feet wide, said monument being twenty-one hundred and
fifty-three and thirty-seven hundredths feet West of a point which
is seven hundred and fifty-eight and seventy-hundredths feet North
of another monument marking the U.S. Coast and Geodetic Survey
Triangulation Station "Nin" (which said "Nin" monument 1s located
near the Western end of a ridge overlooking the South shore of
Fishers Island, N: Y. and on the highest point between Chocomount
and Mount Prospect and lies South forty-five degrees seventeen
minutes and twenty-six seconds East of North Dumpling Light in
Fishers Island Sound) ; and running thence North twenty degrees and
fifty-two minutes West seventy-five and seventy-two hundredths
feet to a stake; thence North forty-nine degrees fifty-seven
minutes and thirty seconds West two hundred and thirteen and
eleven-hundredths feet to the shore of Fishers Island Sound;
thence, with the meanders of said Sound, North twenty-two degrees

premises above described over and along such private roads as now
or may hereafter exist connecting the said premises with the
public highway.
BEING and intended to be a portion of the same premises
conveyed by Reynolds du Pont, as grantor, to the aforesaid
Katharine L. du Pont, as grantee, by deed dated May 19, 1982 and
recorded in the Office of the Clerk of Suffolk County on June 15,
1982 in Liber 9197, page 122, and described in such deed as "deed
A."
SUBJECT to reservations, covenants, easements and
restrictions of record, including, without limitation, those set

Fishers Island belonging to the grantor (which portion is
hereinafter called the "Park") lying easterly of the following
line, viz. :
BEGINNING at the southeasterly corner of land owned by the
United States, known as the Fort H. G. Wright Military
Reservation, Mount Prospect Tract, on the shore of Block Island
Sound or the Atlantic Ocean (as said Tract as constituted prior to
the extention thereof by the Acquisition of additional lands in
condemnation proceedings instituted in 1942) and running thence
northerly following the East boundary of the said tract of land of
the United States (as same was constituted prior to such extension
thereof) to the southerly line of East End Road (sometimes called
Oriental Avenue) and which point is the northeasterly corner of
said tract of land of the United States (as same was constituted
prior to such extension thereof) , thence crossing the East End
Road and following the same course as the last to the shore of
West Harbor or Fishers Island Sound;
SAID PARCEL A being bounded and described as follows:

BEGINNING at a stone monument on the Northwesterly line of a
road forty feet wide, said monument being six hundred seventy-one
and twenty-three hundredths feet North of a point which is two
thousand four hundred eighteen and seventy-one hundredths feet
West of another monument marking the U.S. Coast and Geodetic
Survey Triangulation Station "Nin" (which said "Nin" monument is
located near the Western end of a ridge overlooking the South
shore of Fishers Island and on the highest point between
Chocomount and Mount Prospect and lies South forty-five degrees
seventeen minutes and twenty-six seconds East of North Dumpling
Light in Fishers Island Sound) ; and running thence North
thirty-three degrees forty-two minutes and twenty seconds West
seventy-five feet to another stone monument marking a point of
curve to the right whose radius is thirty-seven and thirty-six
hundredths feet and the direction of whose radius at that point is
North fifty-six degrees seventeen minutes and forty seconds East;
thence Northeastwardly (following the arc of said curve) fifty-five
and thirty-three hundredths feet to another stone monument; thence
North thirty-eight degrees fifty minutes and forty seconds West
thirty-six feet to the shore of Fishers Island Sound; thence with
the meanders of said shore line, South fifty degrees and thirty
minutes West one hundred twelve and eighty hundredths feet and
South eighty-eight degrees and forty-five minutes West sixty feet
to a stake; thence South forty-three degrees and forty-five
minutes East thirty feet to a stake marking a point of curve to
the left whose radius is seventy feet and the direction of whose
radius at that point is North forty-six degrees and fifteen
minutes East; thence Southeastwardly (following the arc of said
curve) thirty-eight and ninety-six hundredths feet to a
stake; thence South seventy-five degrees thirty-eight minutes and
twenty seconds East forty feet to a stake marking a point of curve
to the right whose radius is forty-seven and fifty-seven
hundredths feet and the direction of whose radius at that point is
South fourteen degrees twenty-one minutes and forty seconds West;

road hereinabove mentioned, which point is forty feet
Southwesterly from the monument at the Southeasterly corner of
Parcel A measured along the Northwesterly side of said road on a
course South fifty-four degrees eleven minutes West, said
Southeasterly corner being six hundred seventy-one and
twenty-three hundredths feet North of a point which is two
thousand four hundred eighteen and seventy-one hundredths feet
West of a monument marking the United States Coast and Geodetic
Survey Triangulation Station "Nin," and running thence North
thirty-three degrees forty-two minutes twenty seconds West to the
shore of Long Island Sound;
TOGETHER with all right, title and interest of the grantor in
and to all land lying between the respective meander lines
included in the premises hereby conveyed and the actual high-water
mark and in and to the shore of Fishers Island Sound in front of
and adjoining the premises hereby conveyed;
TOGETHER with an easement for ingress to and egress from the
premises hereby conveyed over and along such private roads as now

"Park") lying to the east of Peninsula Road, said lot or parcel of
land being bounded and described as follows:
BEGINNING at a monument on the Northwesterly side of a road
at an Easterly corner of land of the grantee, Katharine L.
du Pont, said point being located 923.02 feet North of point which
is 1708.48 feet West of another monument marking the United States
Coast and Geodetic Survey Triangulation Station "Nin" and thence
running along a jog in said road line North 21° 14' 37" West 5.00
feet to the point of beginning of the herein conveyed tract;
thence Northeastwardly along said road line, on the arc of a curve
to the left whose radius is 9786.04 feet and the direction of
whose radius at that point is North 210 14' 37" West, a distance
of 312.68 feet to an iron at land of David S. Johnson; thence

North 570 44' 50" East; thence Southeastwardly, following the arc
of said curve, 148.37 feet to the point of beginning.

premises above described over and along such private roads as now

BEING and intended to be the same premises conveyed by
