SCHEDULE A /
ALL those certain pieces or parcels of land on Fishers
Island, Town of Southold, County of Suffolk and State of New
York, and bounded and described as follows:
PARCEL A: COMMENCING at the southwesterly corner of the premises
herein described at a point in the easterly shore line of Hay
Harbor and at the northwesterly corner of Parcel C hereinafter
described, said point of beginning being distant North 79 degrees
54 minutes West 50. 6 feet from the center line of the hereinafter
described Right of Way 18 feet wide extending from the southerly
line of said Parcel A to Equestrian Avenue; from said point of
beginning thence running northerly along the shore line of Hay
Harbor as it winds and turns 170 feet more or less to the
northwest corner of the premises herein described; thence running
along the southerly and westerly boundary of other land of
Winifred B. Clark the five following courses and distances: (1)
South. 76 degrees 30 minutes East 40 feet more or less to a stake
near the top of the bank 17.06 feet northwesterly from the
northeast corner of the Studio building as it now stands, (2)

said other land of Winifred B. Clark the four following courses

telephone and water lines from the premises demised hereby to
Equestrian Avenue, subject to the rights of others to use, to
maintain, to replace and to relocate such electric, telephone and
water lines, as set forth in the Deed by Winifred B. Clark to
Elizabeth Bliss Parkinson, dated December 6, 1950 and recorded in
Liber 3163 of Conveyances, at page 512 .
SAID premises being the same premises conveyed to the party of the
first part by deed dated December 6, 1950 and recorded in

1. The right to cut back the foliage on that portion of land now
or formerly owned by Winifred B. Clark described as follows:
BEGINNING at the Northwest corner of Parcel A (as described
in Schedule B) running thence along the boundary line between
said Parcel A and other land now or formerly owned by
Winifred B. Clark, South 76 degrees 30' East 40 feet; thence
in a Northerly direction 50 feet to a point which is South 76
degrees 30' East 40 feet from the shore of Hay Harbor; thence
North 76 degrees 30 ' West 40 feet to the shoreline of Hay
Harbor; thence along the shoreline of. Hay Harbor 50 feet more
or less to the point or place of beginning.
2 . Covenant by Winifred B. Clark with Elizabeth Bliss Parkinson,
her heirs and assigns, that neither Winifred B. Clark nor her
heirs or assigns will permit any building or other structure
to be erected on that portion of the land now or formerly
owned by Winifred B. Clark, described as follows:
BEGINNING at the Northwest corner of Parcel A (as described
in Schedule B) running thence along the boundary line between
Parcel A and property retained by Winifred B. Clark South 76
degrees 30' East 66 feet; thence on a line at right angles to
the above-mentioned course in a Northerly direction 17 feet;
thence North 76 degrees 30' West to the shoreline of Hay
Harbor; thence along said shoreline 17 feet more or less to
the point or place of beginning.
SAID premises being the same premises conveyed to the party
of the first part by deed dated December 6, 1950 and recorded
in Liber 3163 at page 512 .
