TOGETHER WITH all the rights, title and interest, if any, of the party of the first part in and to any lands which have accreted between the lands above described and the present line of Block Island Sound. TOGETHER WITH the easement described in the deed from Fishers Island Development Corporation to the party of the first part dated April 7, 1977 and recorded August 2, 1978, at Liber 8471, cp. 464 in the Suffolk County Clerk's Office, where all recordings referred to herein were made. BEING all of Parcel I and part of Parcel II of the premises acquired by the party of the first part by deed dated October 5, 1970 and Lvi3l recorded on January 22, 1971 at Liber 6874, cp. 37 and part of the premises acquired by the party of the first part by deed dated April 7, 1977 and recorded on August 2,1978, at Liber 8471, cp. 464.
