standing thereon, located at Fishers Island , Town of Southold ,
County of Suffolk, State of New York, being bounded and

BEGINNING at a RR spike on the northeasterly side of Fox
Lane , said RR spike being located 186.07 feet South of a point
which is 6881 .39 feet West of another monument marking the
United States Coast and Geodetic Survey Triangulation Station
"PROS" and running thence South 390 12' East along the
northeasterly side of Fox Lane 107 feet ; thence North 490 18'

Lane, to the center line thereof , leading westerly from Whistler
Avenue to the extent that the northerly line of Fox Lane
coincides with the southerly boundary of the property heretofore
described and conveyed hereunder.
SUBJECT to the right of others , their heirs , assigns and
invitees for ingress and egress and to lay public utilities over
said private right of way known as Fox Lane to and from Whistler
Avenue and also being Easement No. 1 hereinabove described and
over a certain "Proposed Road" to and from Greenwood Road, also
known as N. Military Road, also being Easement No. 2 hereinabove
described.
SUBJECT to the right of the Fishers Island Development
Corp . , its successors and assigns, for ingress and egress and to
lay public utilities over said right of way known as Fox Lane to
and from Whistler Avenue and also being Easement No. 1 herein-
above described, and over a certain "Proposed Road" to and from
Greenwood Road, also known as N. Military Road , also being
Easement No. 2 hereinabove described , and subject to the
conditions, restrictions and covenants contained in the deed to
the party of the first part , dated the 3rd day of December, 1970
and recorded in the Suffolk County Clerk' s Office.
Being and intended to be the same premises conveyed to the
party of the first part by deed from Fishers Island Development
Corp. and recorded in the Suffolk County Clerk' s Office.
